To perform hands-on preventive, breakdown, cleaning, servicing, filter replacement, and routine maintenance of AHUs under the guidance of the HVAC/AHU Specialist, ensuring reliable operation of cleanroom HVAC systems. Key Responsibilities 1. AHU Preventive Maintenance • Perform hands-on preventive maintenance of AHUs as per approved schedules. • Inspect and maintain: o Fans and motors o Bearings o Belts and pulleys o Filters o Cooling/heating coils o Dampers o Actuators o Drain trays o Valves o VFDs o AHU panels • Carry out lubrication, belt tensioning, alignment, cleaning, and component replacement. 2. AHU Cleaning & Filter Maintenance • Carry out routine AHU cleaning and housekeeping. • Clean pre-filters and other washable filters as per schedule. • Assist in replacement of fine filters and HEPA filters under approved procedures. • Monitor filter condition and differential pressure. • Maintain filter cleaning/replacement records. • Ensure proper cleaning practices to avoid contamination of cleanroom systems. 3. Air Balancing & Pressure Maintenance • Assist the HVAC specialist in air balancing and pressure balancing. • Take airflow and pressure readings using appropriate instruments. • Adjust dampers as instructed to achieve required airflow and pressure conditions. • Assist in troubleshooting room pressure and airflow deviations. • Maintain readings and balancing records. 4. Breakdown Maintenance • Attend AHU breakdowns and assist in troubleshooting. • Identify abnormal noise, vibration, temperature, airflow, pressure, and motor-related problems. • Carry out corrective maintenance under the direction of the HVAC specialist. • Respond quickly to critical HVAC breakdowns affecting production or cleanroom conditions. 5. Electrical & Control Maintenance • Carry out basic electrical maintenance of AHU motors, starters, contactors, VFDs, control panels, and associated components. • Assist in troubleshooting sensors, actuators, control valves, and other HVAC instrumentation. • Monitor AHU alarms and indications through local HMI/BMS systems where applicable. 6. Documentation & Safety • Complete PM checklists and maintenance records. • Record filter cleaning/replacement, equipment parameters, and breakdown activities. • Follow GMP, EHS, SOP, LOTO, Permit-to-Work, and cleanroom maintenance requirements. • Use appropriate PPE and safe working practices. • Maintain good housekeeping in AHU rooms and work areas. Preferred Technical Experience Candidates with hands-on experience in AHU/HVAC maintenance from companies such as: • Blue Star • Voltas • ZECO • Edgetech • FläktGroup • Advance Aircon • Waves • Other reputed AHU/HVAC service and maintenance organizations will be preferred. Required Skills • Strong hands-on AHU maintenance capability. • Basic understanding of HVAC and refrigeration systems. • Knowledge of fans, motors, belts, bearings, filters, coils, dampers, valves, and AHU components. • Basic understanding of electrical panels and HVAC controls. • Ability to use basic maintenance and measuring instruments. • Willingness to work in cleanroom/AHU areas and during breakdown/emergency situations. • Good safety and GMP awareness.
