วัตถุประสงค์ของตำแหน่งงาน (Job Purpose)ดูแล บำรุงรักษา และซ่อมแซมระบบสาธารณูปโภค เครื่องจักร และอุปกรณ์ต่าง ๆ ภายในพื้นที่ส่วนกลางของอาคารชุดให้อยู่ในสภาพพร้อมใช้งาน ปลอดภัย และมีประสิทธิภาพสูงสุด รวมถึงให้บริการซ่อมแซมเบื้องต้นแก่เจ้าของร่วม/ผู้พักอาศัยตามที่ได้รับมอบหมาย เพื่อรักษามาตรฐานความปลอดภัยและสร้างความพึงพอใจสูงสุด
หน้าที่ความรับผิดชอบหลัก (Key Responsibilities)1. งานตรวจสอบและบำรุงรักษาเชิงป้องกัน (Preventive Maintenance)
ตรวจสอบการทำงานของระบบวิศวกรรมอาคารตามรอบเวลา (Daily, Weekly, Monthly Check) เช่น ระบบไฟฟ้า, ระบบประปา, ระบบบำบัดน้ำเสีย, ระบบลิฟต์, ระบบดับเพลิง และระบบปรับอากาศส่วนกลาง
จดบันทึกมาตรวัดน้ำ-ไฟ และค่าสถิติต่าง ๆ ของอาคารอย่างแม่นยำ
ดูแลรักษาความสะอาดและความเป็นระเบียบเรียบร้อยของห้องเครื่องต่าง ๆ
2. งานซ่อมแซมและแก้ไขปัญหา (Corrective Maintenance)
ดำเนินการซ่อมแซมเบื้องต้นเมื่อเกิดเหตุชำรุดเสียหายในพื้นที่ส่วนกลาง เช่น เปลี่ยนหลอดไฟ ซ่อมท่อน้ำรั่ว ซ่อมแซมงานปูน/สีเล็ก ๆ น้อย ๆ
ประสานงานและควบคุมดูแลผู้รับเหมาภายนอก (Outsource) ในกรณีที่เป็นงานซ่อมบำรุงใหญ่หรือระบบเฉพาะทาง เพื่อให้เป็นไปตามมาตรฐานและเสร็จตามกำหนด
ให้บริการงานช่างในห้องชุดของผู้พักอาศัย (ตามขอบเขตและนโยบายของนิติบุคคล)
3. งานระบบความปลอดภัยและเหตุฉุกเฉิน (Safety & Emergency)
เตรียมพร้อมและสแตนด์บายเพื่อแก้ไขเหตุฉุกเฉินตลอด 24 ชั่วโมง (กรณีมีระบบเข้าเวร) เช่น ไฟดับ, ลิฟต์ค้าง, ท่อประปาแตก, หรือระบบสัญญาณเตือนไฟไหม้ทำงาน
ตรวจสอบอุปกรณ์ความปลอดภัย ถังดับเพลิง และไฟฉุกเฉินให้อยู่ในสภาพพร้อมใช้งานเสมอ
4. งานเอกสารและอื่น ๆ
บันทึกประวัติการซ่อมแซม การใช้อะไหล่ และจัดทำรายงานผลการปฏิบัติงานประจำวัน/ประจำเดือนส่งหัวหน้างาน
ปฏิบัติงานอื่น ๆ ตามที่ผู้จัดการนิติบุคคลหรือหัวหน้าช่างมอบหมาย
