Job Purpose
This person is responsible for finding, evaluating, and acquiring land and properties for the company — for industrial acquisition, residential development, and industrial layout development. He or she will identify suitable land, check its legal and physical status, negotiate with owners, and close deals (purchase or lease), while working closely with the in-house Design & Liaison team to confirm the land's development potential before finalizing any acquisition.In simple words: this person finds good land, checks if it is clean and usable, negotiates the price, and gets the deal done — whether it is bought, leased, or later sold.Key Responsibilities1. Land SourcingIdentify land and properties suitable for industrial acquisition, residential development, or industrial layout projects, in target locations.Build and maintain a strong network of brokers, landowners, local contacts, and property dealers to get early information on available land.Keep a regular pipeline of potential land opportunities for management to review.2. Due Diligence and FeasibilityVerify land title, ownership records, and legal status (7/12 extract, property card, mutation entries, encumbrances, litigation, etc.).Check zoning, land use, and Development Plan (DP)/Regional Plan status of the land.Coordinate with the in-house Design & Liaison Officer to get FSI potential, UDCPR compliance, and the development feasibility of the land before recommending a purchase.Prepare a feasibility report covering legal status, development potential, and approximate cost/return, for management's decision.3. Negotiation and Deal ClosureNegotiate price, payment terms, and conditions with landowners, brokers, or sellers.Structure deals as outright purchase, lease, joint development, or any other suitable arrangement, as decided by management.Prepare and finalize agreements (MOU, agreement to sell/lease, sale deed) in coordination with the legal team.4. Legal and Documentation CoordinationCoordinate with lawyers, title-search consultants, and revenue department officials to ensure clean and complete documentation.Ensure timely registration, mutation, and transfer of land records after deal closure.Maintain organized records of all land documents, agreements, and correspondence.5. Government and Authority LiaisonCoordinate with revenue department, sub-registrar office, and local authorities (such as PCMC, PMRDA, or other relevant bodies) for land-record verification and related clearances.Work with the Design & Liaison Officer where approvals or NA (Non-Agricultural) permissions are needed as part of the acquisition process.6. Post-Acquisition SupportSupport the company in leasing or selling acquired properties, as required.Coordinate with internal teams (design, legal, finance) to ensure a smooth handover after land acquisition.Required QualificationsGraduate degree in any discipline; a degree in Law, Real Estate, Civil Engineering, or Business Management is preferred.Additional certification in real estate or land laws is an advantage.Required ExperienceMinimum 5–8 years of experience in land acquisition, real estate business development, or related field.Proven track record of closing land deals (purchase or lease) successfully.Experience working with revenue records, land titles, and local land laws in Maharashtra.Required SkillsStrong knowledge of land laws, revenue records, and title verification processes.Good understanding of zoning, Development Plans, and basic FSI/development potential concepts (works closely with the design team for detailed calculations).Strong negotiation skills.Good local network with brokers, landowners, and government offices.Strong communication skills to deal with landowners, lawyers, and government officers.Well organized, detail-oriented, and able to manage multiple deals at different stages at the same time.Key Outcomes Expected in This RoleA steady pipeline of good-quality, legally clean land opportunities.Land acquired at the right price, with clear title and strong development potential.Smooth, timely deal closures with minimal legal risk.Strong coordination with the design and legal teams so that acquired land moves quickly into development.
Pay: ₹35,000.00 - ₹50,000.00 per month
