Role Overview:
The R&M Manager will be responsible for leading and managing Repairs & Maintenance (R&M) operations across multiple IBM sites PAN India. The role requires strong expertise in civil, electrical, and infrastructure maintenance along with multi-site operations management, vendor coordination, cost control, and SLA adherence.
Key Responsibilities:
1. Operations Management:
- Lead end-to-end R&M operations across multiple sites ensuring uptime, safety, and compliance.
- Manage both asset and non-asset maintenance activities including electrical, civil, plumbing, and infrastructure repairs.
- Ensure adherence to defined SLAs, response times, and priority-based resolution frameworks.
2. Civil & Infrastructure Maintenance:
- Oversee maintenance of building structure, interiors, and infrastructure including walls, ceilings, flooring, partitions, doors, and fixtures.
- Ensure structural safety, preventive inspections, and timely corrective actions.
- Manage activities such as painting, patchwork, carpentry, and workspace modifications.
3. Preventive & Corrective Maintenance:
- Manage AMC for electrical systems and DG sets including quarterly PPM activities
- Ensure execution of preventive maintenance schedules including electrical systems, DG sets, and facility infrastructure.
- Drive proactive identification of issues through inspections and audits.
- Manage corrective maintenance activities within defined timelines.
4. Vendor & Stakeholder Management:
- Manage multiple vendors and contractors across sites.
- Coordinate with client stakeholders, site teams, and internal functions.
- Ensure quality, cost efficiency, and compliance from vendors.
5. Cost & Budget Management:
- Monitor R&M budgets and ensure cost optimization.
- Manage repair and replacement costs in line with defined thresholds.
- Control reimbursements and ensure financial discipline.
6. Systems & Reporting:
- Ensure all activities are tracked through CMMS systems.
- Generate reports on maintenance, incidents, SLAs, and performance metrics.
- Maintain documentation and compliance records.
7. Health, Safety & Compliance:
- Ensure adherence to safety standards and statutory compliance.
- Manage emergency situations including structural issues, power outages, leaks, etc.
- Conduct safety audits and ensure corrective actions.
Key Skills:
- Strong knowledge of civil, electrical, and infrastructure maintenance.
- Multi-site operations management experience.

- Strong problem-solving and decision-making skills.
Experience:
- 8-12 years of experience in facility management / R&M operations.
- Proven experience in managing large portfolios across multiple locations.
- Strong exposure to civil and infrastructure maintenance is mandatory.
Education:
- Bachelor’s degree in Engineering (Civil / Electrical preferred).
- Additional certifications in facility management will be an advantage.
Preferred Candidate Profile:
- Experience in corporate / IT / large commercial facility environments.
- Strong leadership and team management skills.
- Ability to handle high-pressure, multi-site operations.
Pay: ₹60,000.00 - ₹80,000.00 per month
