JOB SUMMARY
We are looking for an experienced and strategic Chief Project Officer (CPO) to provide overall leadership and governance for the Company's real estate project portfolio.
The CPO will be responsible for ensuring that all projects are delivered within approved timelines, budgets, quality standards, specifications and regulatory requirements. The role will oversee project planning, design coordination, approvals, procurement, construction, contracts, cost control, project monitoring and handover.
The CPO will work closely with the MD/Directors, Design & Planning, Projects, Contracts, Purchase, Accounts & Finance, Legal, Liaisoning, Sales and CRM teams to ensure seamless project execution and achievement of business objectives.
KEY RESPONSIBILITIES1. Project Portfolio Leadership
- Provide strategic leadership for all ongoing and upcoming real estate projects.
- Establish project execution strategy, milestones and delivery plans.
- Monitor overall portfolio performance and identify critical risks.
- Ensure alignment of project execution with the Company's business strategy.
- Conduct regular project review meetings with Project Heads and senior management.
2. Project Planning & Execution
- Oversee the complete project lifecycle from conceptualization to possession/handover.
- Review master schedules, construction programs and project milestones.
- Ensure timely commencement and completion of major project activities.
- Monitor progress against approved project schedules.
- Identify delays and implement corrective action plans.
- Ensure effective coordination between design, construction and commercial teams.
3. Design & Technical Coordination
- Coordinate with Design & Planning teams for timely release of drawings and specifications.
- Ensure constructability and practicality of designs.
- Review major technical decisions affecting cost, quality and timelines.
- Ensure timely resolution of design-related issues.
- Coordinate with architects, consultants, structural engineers and MEP consultants.
4. Construction Management
- Provide overall supervision and governance of construction activities.
- Monitor site progress through Project Managers, Construction Heads and Site Engineers.
- Ensure construction is executed according to approved drawings and specifications.
- Monitor manpower, machinery, materials and contractor productivity.
- Ensure adherence to construction schedules and quality standards.
5. Cost Control & Project Budget
- Ensure projects are executed within approved budgets.
- Monitor project cost against approved estimates and budgets.
- Review major variations, deviations and additional costs.
- Identify opportunities for cost optimization without compromising quality.
- Coordinate with Accounts, Purchase and Commercial teams on project expenditure.
- Monitor project profitability and financial performance.
6. Contracts & Procurement
- Work closely with Contracts and Purchase teams for timely appointment of contractors and vendors.
- Review major contracts, work orders and commercial terms.
- Monitor contractor performance and contractual obligations.
- Ensure timely procurement of critical materials and services.
- Resolve major contractor and vendor disputes in coordination with management and legal teams.
7. Regulatory Approvals & Liaisoning
- Coordinate with the Liaisoning and Legal teams to ensure timely statutory approvals.
- Monitor approvals, permissions, NOCs and regulatory requirements.
- Ensure projects remain compliant with applicable development regulations.
- Track critical approval dependencies affecting project timelines.
8. Quality Management
- Establish and monitor project quality standards.
- Ensure compliance with approved specifications and construction standards.
- Review major quality issues and implement preventive measures.
- Ensure proper testing, inspections and documentation.
- Monitor snagging, rectification and final quality before handover.
9. Risk Management
- Identify project risks related to:
- Cost
- Time
- Approvals
- Design
- Contractors
- Procurement
- Quality
- Resources
- Regulatory compliance
- Develop mitigation plans for critical project risks.
- Escalate major risks to the MD/Directors with recommended solutions.
10. Project MIS & Management Reporting
- Establish standardized project reporting systems.
- Review weekly and monthly project MIS.
- Present project status to the MD/Directors.

- Procurement status

- Provide accurate forecasts for project completion.
11. Team Leadership
- Lead and mentor Project Managers, Construction Heads, Engineers and project teams.
- Define responsibilities, authority levels and performance expectations.
- Build a high-performance project management culture.
- Conduct periodic performance reviews of project leadership teams.
- Develop SOPs and standardized project execution processes.
12. Handover & Project Closure
- Ensure timely completion and handover of projects.
- Coordinate with CRM, Sales, Legal and Projects teams for possession readiness.
- Ensure completion documentation and statutory certificates are in place.
- Monitor snagging and defect rectification.
- Ensure proper project closure and post-project review.

- 20+ years of experience in real estate / construction project management.
- Experience managing large-scale residential, commercial or mixed-use developments.
- Proven experience managing multiple projects simultaneously.
- Strong understanding of construction methodologies and project planning.
- Strong knowledge of project budgeting and cost control.
- Experience in contractor and consultant management.
- Strong understanding of contracts and procurement.
- Experience coordinating with architects, consultants and regulatory authorities.
- Excellent leadership and stakeholder-management skills.
- Strong analytical, negotiation and decision-making abilities.
- Proficiency in MS Project / Primavera and advanced Excel preferred.
- Strong knowledge of project MIS and reporting systems.
IDEAL CANDIDATE
The ideal candidate should be a senior real estate project leader who has successfully managed large project portfolios and can take complete ownership of time, cost, quality, approvals and execution.
The candidate should be capable of independently presenting project status, risks, financial implications and corrective action plans to the MD/Directors and driving execution through multiple functional heads.

Pay: ₹200,000.00 - ₹250,000.00 per month
