Role Summary
The General Manager – Projects will be responsible for end-to-end project leadership from pre-construction through advanced execution for a high-rise residential tower (G+25 and above). You will define project strategy, set up robust site and project control processes, and drive cost, time, quality, and safety outcomes in line with business objectives. This is a senior leadership role with direct impact on project profitability, brand reputation, and customer satisfaction.Key Responsibilities
- Lead pre-construction activities including project planning, budgeting, tendering/contracting, design coordination (architectural, structural, MEP), and authority approvals for high-rise residential projects.
- Develop and implement project execution strategies, work breakdown structures (WBS), and baseline schedules for single or multi-tower developments using MS Project/Primavera.
- Set up and institutionalize site processes for planning, progress monitoring, quality control, safety management, material management, and subcontractor coordination.
- Oversee RCC, formwork (aluminium/jumpform), finishing, façade, and MEP integration to ensure adherence to design intent, IS codes, local byelaws, and company quality standards.
- Drive cost control, value engineering, and contract management, including change orders, claims, and risk mitigation in coordination with QS, contracts, and finance teams.
- Coordinate closely with consultants, contractors, and internal stakeholders (sales, finance, legal, customer service) to align project milestones with business and sales commitments.
- Lead, mentor, and performance-manage a multi-disciplinary project team, ensuring clear reporting, project dashboards, and timely escalation for management decision-making.
Must Have
Essential requirements
- 10-15 years of experience in managing high-rise residential projects (minimum one project of 25+ floors taken from pre-construction to advanced execution stage) with a reputed developer or top-tier contractor/PMC.
- Strong pre-construction exposure
- project planning, budgeting, tendering/contracting, design coordination (architectural, structural, MEP), and authority approvals for residential high-rise projects.
Proven experience in setting up project execution strategies, work breakdown structures, and baseline schedules for multi-tower or large single-tower developments.Hands-on experience in coordinating with consultants, contractors, and internal sales/finance/legal teams in a developer environment.Ability to lead and mentor multi-disciplinary project teams (planning, QS, contracts, site execution) and manage multiple stakeholders at senior level.Sound knowledge of high-rise construction technologies (aluminium formwork/jumpform, high-strength concrete, vertical transportation, fire & life safety, MEP integration) and relevant IS codes/local building byelaws.Strong commercial acumen in cost control, value engineering, and contract management, including change orders and claims.Excellent communication and reporting skills for management reviews, project dashboards, and decision-making presentations.Experience in High Rise is must. Bonus qualifications
- Prior experience working directly with a real estate developer in Pune or other major metros on premium residential projects.
- Exposure to integrated project management tools (ERP-based project modules) and dashboard reporting for senior management.
- Experience in land due diligence/technical feasibility studies and early-stage project viability assessments.
- Knowledge of green building norms (IGBC/GRIHA) and sustainability considerations in high-rise residential design.
- Experience in recovering delayed projects or re-structuring project plans to meet revised business timelines.
