A Commercial Director in the MEP (Mechanical, Electrical, and Plumbing) industry is responsible for maximizing the financial performance of projects and the business while managing commercial risks, contracts, procurement, and client relationships. The role spans from tendering through project completion and final account settlement.
Key responsibilities typically include:
1. Commercial Strategy
- Develop and implement the company's commercial strategy.
- Identify opportunities to improve profitability and cash flow.
- Support business growth through strategic bidding and market analysis.
- Establish commercial policies and procedures.
2. Tendering and Estimation
- Oversee the review of tender documents.
- Lead pricing strategy and bid submissions.
- Review cost estimates, value engineering proposals, and commercial qualifications.
- Ensure bids meet profitability targets.
3. Contract Management
- Review and negotiate contracts with clients, subcontractors, and suppliers.
- Ensure compliance with contract terms and applicable laws.
- Manage contract risks and recommend mitigation strategies.
- Handle contract amendments and variations.
4. Cost Control
- Monitor project budgets and financial performance.
- Review cost reports and forecasts.
- Identify cost overruns and implement corrective actions.
- Ensure accurate cost allocation across projects.
5. Procurement Management
- Develop procurement strategies.
- Approve major subcontractor and supplier agreements.
- Negotiate favorable commercial terms.
- Monitor procurement performance and supply chain risks.
6. Variation and Claims Management
- Ensure timely submission of variation orders.
- Manage extension of time (EOT) and additional cost claims.
- Negotiate settlements with clients and subcontractors.
- Protect the company's contractual entitlements.
7. Cash Flow Management
- Monitor project billing and invoicing.
- Ensure timely certification and collection of payments.
- Minimize outstanding receivables.
- Manage project cash flow forecasts.
8. Financial Reporting
- Prepare monthly commercial reports.
- Report project margins, risks, and forecasts to senior management.
- Monitor key performance indicators (KPIs).
- Support annual budgeting and financial planning.
9. Risk Management
- Identify commercial and contractual risks.
- Maintain project risk registers.
- Develop mitigation plans.
- Resolve disputes before escalation where possible.
10. Team Leadership
- Lead quantity surveyors, commercial managers, and contract administrators.
- Mentor and develop commercial staff.
- Allocate resources across projects.
- Conduct performance reviews.
11. Client and Stakeholder Management
- Build long-term relationships with clients, consultants, and developers.
- Participate in commercial meetings.
- Support negotiation of major project agreements.
- Resolve commercial issues collaboratively.
