Key Responsibilities:
Responsible for New/Relocated office setup as per Business Plan:
Fit out Manual – Prepare, Update Half yearly Review
Timely office set up Business Plan adherence
Ensure smooth relocation with minimal business impact
Supervise Fit out projects – wrt planning, design ensure quality
Repair Maintenance:
Responsible for Pan India office repair maintenance - wrt infrastructure equipment’s
Proactive complaint monitoring Timely resolution
Ensure timely closure of audit reports
Accountable for Service provider review – Quarterly contracts renewal
Electrical distribution System Equipment Health Checkup:
Responsible for Pan India installation maintenance of electrical equipment’s – DG’s, Servo’s, Capacitor Panels etc.
Proactive health audit plans for office electrical distribution systems
Ensure closure of audit reports by executing BOQ’s for rectification
Ensure Bi monthly electrical health check at every location.
Facility Relationship Management:
Perform ongoing relationship management to ensure smooth coordination with location spoc, zonal teams and HO. Frequent meeting with RMs, ZVPs to comprehend the field problems and provide resolution
To serve as point of contact between field and HO team
Ensure regular visits to highly critical locations
Provide high visibility and support to business / channel heads
Leadership and Supervision:
Lead a team of 6-8 Facility professionals (FTEs+ Non FTEs), mentor coach them to adapt new skill sets
Lead key initiatives
Quarterly goal sheets review of team members
Screen applications, interview candidates, prepare SWOT (of shortlisted candidates) make selection decisions
Assign work monitor work schedules
Focus on outsourcing of non-value added processes
Special Projects and initiatives:
1. Security Supervisor Module – RM2. Branch Application for Security3. 50 New offices under agency expansion drive
Primary Interactions
External – Vendors, landlords property consultants
Nature of interaction includes- Vendor contractor interaction on Contract renewal service level actions
Internal – Channel Heads, Finance, Procurement, Legal, Compliance, Marketing, ZVPs, RM’s ZO’s
Measure of Success:
Responsible for New/Relocated office setup as per Business Plan:
Handover within 90 days of lease sign off
No extra rental due to delay in hand-over
Infrastructure set-up within 45-60 days of project start
Achieve Cost save target
Closure of snags/observations
Repair Maintenance:
Ensure location audit as per schedule/calendar
Complaint Closure as per agreed TAT
Timely renewal of maintenance contracts
IVOC score of4 out of 5 on office infra health
Electrical distribution System Equipment Health Checkup:
Ensure electrical audit once in two years at every branch, annually in critical locations
Bi monthly PPM at every location and closure of open items
Execution of rectification BOQ’s within 30 days of audit findings
Ensure minimum short circuit incidents at branch offices
Facility Relationship Management:
Feedback from Key stakeholders and landlords
Increase customer landlord satisfaction scores
Quarterly review with functional Heads above
Leadership and Supervision:
Help sub-ordinates to grow to next level
Develop leadership improve engagement level
Create Best in-class Facilities team
Special Projects and initiatives
Branch application review and analysis.
Closure of RM related complaints with 90 % TAT
Timely vendor selection, BOQ finalization, per sq. ft fit out work rates
Primary Interactions
Ensure company’s asset, reputation is protected all times by Liasioning with vendors, local authorities, fire authority etc.
Improvement in CSAT score by absolute 5 % from the last score
Essential qualifications and experience:
Must have B. Tech (Electrical)
Minimum 7 – 10 years in Facility Services for monitoring Pan India projects in industries like BFSI or any other setup with multiple locations Pan India model
