Key Responsibilities
- Lead end-to-end maintenance and facility operations for residential and commercial properties.
- Ensure smooth functioning of all common areas, utilities, and infrastructure.
- Maintain world-class service standards across all projects.
- Develop annual maintenance strategies and operational plans.
- Prepare preventive maintenance calendars for all building assets.
- Monitor execution of preventive maintenance schedules.
- Ensure prompt resolution of all breakdowns with minimum downtime.
- Analyze recurring failures and implement permanent corrective actions.
- Appoint and manage Annual Maintenance Contract (AMC) vendors.
- Evaluate vendor performance against KPIs.
- Verify work completion before certifying contractor bills.
- Negotiate AMC contracts for cost optimization.
- Ensure vendors comply with safety and statutory requirements.
