Job Description — General Manager (Construction & Operations)
Residential High-Rise Construction Company
Position Overview
The General Manager will take end-to-end ownership of ongoing high-rise residential project(s) — from site execution and vendor management to budget control and client/stakeholder coordination — with a strong mandate to identify and implement cost-saving measures without compromising quality, safety, or timelines.
Key Responsibilities
Project Execution & Delivery
- Own overall project delivery for assigned high-rise site(s): planning, scheduling, resource allocation, and progress tracking against milestones
- Coordinate across architecture, structural, MEP, and finishing teams to prevent clashes and rework
- Track and report project status to leadership/promoters on a weekly/monthly basis (physical progress vs. financial progress)
- Ensure adherence to RERA, municipal (BMC), fire NOC, and other statutory approval timelines
Cost Control & Savings
- Own the project P&L — monitor actual cost vs. budgeted cost (BOQ) across labour, material, and equipment
- Identify and drive cost-saving initiatives: bulk procurement, vendor renegotiation, waste reduction, formwork reuse optimization (Mivan panel cycles), alternate material sourcing
- Reduce rework and delay-related cost overruns through better planning and clash detection (BIM-driven where applicable)
- Track and control site overheads — fuel, power, water, temporary labour camps, etc.
- Present monthly cost-variance reports with corrective action plans to management
Vendor & Contractor Management
- Negotiate and finalize contracts with sub-contractors, material suppliers, and labour contractors
- Evaluate vendor performance and consolidate vendor base where it improves pricing leverage
- Ensure timely material procurement to avoid cost escalation from urgent/last-minute buying
Quality, Safety & Compliance
- Enforce quality control protocols at each construction stage (structure, waterproofing, finishing)
- Ensure site safety compliance (labour welfare, PPE, safety audits) to avoid penalties/accidents that inflate costs
- Ensure compliance with labour laws, GST/tax documentation for contractors, and statutory site registers
Team & Stakeholder Management
- Lead site engineers, project managers, safety officers, and admin staff
- Liaise with architects, structural consultants, PMC (if third-party), and MEP consultants
- Act as primary point of contact with the promoter/management for project decisions
- Coordinate with sales/CRM teams on possession timelines and customer-facing commitments
Technology & Process Improvement
- Drive adoption of digital tools — construction management software, drone-based progress monitoring, BIM coordination — to reduce delays and rework-driven cost
- Standardize processes and checklists across sites to improve efficiency and reduce dependency on individual judgment
Key Result Areas (KRAs)
- Project completion within budgeted cost (with % cost savings as measurable KPI)
- Adherence to project timeline/milestones
- Reduction in rework/wastage percentage
- Vendor cost negotiation savings (₹ value or % achieved)
- Zero major safety incidents
- Timely statutory compliance (no penalty/delay from non-compliance)
Required Qualifications
- B.E./B.Tech in Civil Engineering (Master's in Construction Management preferred)
- 12–18 years of experience in residential/high-rise construction, with at least 4–5 years in a General Manager or senior project head role
- Proven experience managing G+20 or taller residential towers
- Strong working knowledge of Mivan/aluminum formwork and/or precast systems
- Familiarity with BIM coordination, construction management software (e.g., MS Project, Procore-type tools), and cost-tracking systems
- Strong negotiation and vendor management track record
- Working knowledge of RERA, BMC/local municipal approval processes, and labour law compliance

Pay: ₹100,000.00 - ₹150,000.00 per month
