Position Title : Site Head – Sales

Travel Requirement : Site-based; travel as required; pick up and drop given by company
Salary Range : ₹12,00,000 – ₹18,00,000 per annum + incentive.
Job Purpose
Lead end-to-end sales for Dhanraj Hills: own the site sales target and funnel, lead the Sourcing and Closing teams, manage the site marketing spend within budget, and deliver bookings, collections, and customer satisfaction — operating through DGC SOPs and within RERA and the Delegation of Authority framework.
Key ResponsibilitiesSales Leadership & Revenue (Owns the Number)
- Set and deliver the site sales and booking-value target; build and manage the funnel and pipeline coverage.
- Develop and implement site-level sales strategy aligned with company targets.
Team Leadership
- Lead, coach, and appraise the Sourcing and Closing teams; set individual quotas.
- Run regular sales reviews and training; manage team productivity and attrition.
Channel & Marketing Oversight
- Own the site-level channel-partner strategy (executed via Sourcing); coordinate with central Marketing on campaigns.
- Manage the approved site marketing budget.
Sales Governance
- Ensure RERA-compliant selling, SOP adherence, accurate CRM/MIS, and clean documentation hand-offs to CRM.
Reporting & Forecasting
- Maintain sales MIS; forecast revenue and collections; provide insight and recommendations to management.
Collections Linkage
- Ensure booking-stage collection targets are met in coordination with CRM/Finance (ongoing collections owned by CRM).
Decision Authority (per Delegation of Authority matrix)
- May approve discounts within the approved budget.
- Beyond limits, escalates to MD. Owns site sales-team task allocation.
Qualifications & CompetenciesEssential
- Graduate (MBA preferred); 8–12+ years in real-estate sales with proven team leadership and target ownership.
- Strong RERA and CRM knowledge; fluent English, Marathi & Hindi.
Preferred
- Track record launching/selling residential or mixed-use projects in Khalapur, Panvel or Navi Mumbai.
Competencies
- Leadership, commercial acumen, negotiation, governance mindset, and customer focus.
Preferred Industry
Residential, Commercial, Luxury, or Mixed-Use Real Estate Projects.
Pay: ₹1,200,000.00 - ₹1,800,000.00 per year
