Job Purpose
The Project Manager is responsible for the overall planning, execution, monitoring, commercial coordination, quality, safety, client management, and timely completion of the assigned project within the approved scope, budget, and schedule.
Key Responsibilities
1. Project Planning & Execution
- Plan and manage the complete project from mobilization to handover.
- Prepare project execution plans, activity schedules, manpower plans, and resource requirements.
- Ensure execution as per approved drawings, BOQ, specifications, method statements, and project schedule.
- Monitor planned vs. actual progress and take corrective action for delays.
- Ensure timely completion of project milestones.
2. Client & Consultant Coordination
- Act as the primary point of contact for the client/consultant.
- Attend project review meetings and provide regular progress updates.
- Coordinate for drawings, approvals, inspections, measurements, certifications, and handover.
- Resolve site issues and client concerns in coordination with management.
- Maintain professional relationships with clients and consultants.
3. Team & Subcontractor Management
- Lead and manage Project Engineers, Site Engineers, Supervisors, QA/QC, Safety, Store, and other project team members.
- Allocate responsibilities and monitor individual performance.
- Coordinate subcontractors and vendors for timely execution.
- Ensure adequate manpower and resources are deployed as per project requirements.
- Conduct regular site coordination and progress meetings.
4. Commercial & Cost Control
- Monitor project cost against the approved budget/BOQ.
- Identify scope changes, NT items, variations, and additional works and ensure proper documentation and approval.
- Coordinate with the billing/contracts team for measurements, JMR, RA bills, certifications, and payment follow-up.
- Ensure no additional work is executed without proper approval wherever required.
- Monitor material consumption and wastage.
- Support procurement and commercial teams in achieving project cost targets.
5. Billing & Certification
- Ensure timely preparation and submission of RA bills.
- Coordinate with the client for measurements and JMR approvals.
- Follow up for bill certification and payment.
- Ensure all supporting documents required for billing are completed and properly signed.
- Monitor outstanding billing and certification issues.
6. Procurement & Material Management
- Review project material requirements and coordinate with the Purchase Department.
- Ensure materials are ordered and delivered as per project schedule.
- Monitor critical and long-lead materials.
- Ensure approved makes and specifications are followed.
- Control material wastage and unnecessary procurement.
7. Quality Management
- Ensure work is executed as per required quality standards.
- Ensure implementation of PQP, ITP, MIR, WIR, checklists, and method statements.
- Coordinate with QA/QC and client/consultant for inspections and approvals.
- Ensure defects, observations, and snags are closed within the agreed timeline.
- Minimize rework and quality-related delays.
8. Safety Management
- Ensure strict compliance with company and client HSE requirements.
- Coordinate with the Safety Officer for safety inspections, permits, PPE, toolbox talks, and statutory requirements.
- Ensure corrective actions are implemented for safety observations.
- Immediately report accidents, incidents, and major safety violations to management.
9. Documentation & Reporting
Ensure timely preparation and submission of:
- DPR / Daily Progress Reports
- Weekly and monthly progress reports
- Project schedules
- Manpower reports
- Material status reports
- Site measurements and JMR
- Quality documentation
- HSE documentation
- Snag lists
- Variation/NT documentation
- Client meeting minutes
- Handover documentation
10. Project Monitoring & Control
- Monitor project progress, cost, quality, safety, and manpower on a continuous basis.
- Identify risks and constraints and develop mitigation plans.
- Maintain a project risk and issue tracker.
- Conduct regular project review meetings.
- Escalate critical issues to management with proposed solutions.
- Ensure coordination between Design, Purchase, Contracts, Billing, Finance, and Site teams.
11. Project Handover & Closure
- Prepare and monitor the project handover plan.
- Ensure all snags are closed.
- Obtain client/consultant approvals and completion certificates.
- Ensure submission of as-built drawings, warranties, test reports, O&M manuals, and other handover documents.
- Complete final measurements, billing, reconciliation, and project closure.
- Ensure all project documents are properly archived.

Qualification & Experience
- B.E./B.Tech/Diploma in Civil Engineering, Construction Management, or relevant discipline.
- 5–10 years of relevant experience in construction, commercial interiors, fit-out, infrastructure, or similar projects.
- Strong knowledge of project execution, BOQ, drawings, measurements, billing, contracts, procurement, quality, and safety.
- Good knowledge of MS Excel, AutoCAD, project scheduling tools, and project documentation.
- Strong leadership, communication, negotiation, and problem-solving skills.
Overall Accountability
The Project Manager will be fully accountable for the overall success of the project, including time, cost, quality, safety, billing, collections, client satisfaction, subcontractor performance, documentation, and final handover. The Project Manager must proactively identify project risks and ensure timely corrective action rather than waiting for issues to escalate.
