We are seeking a dynamic and target-driven Business Development Executive to spearhead our retail leasing operations. You will be responsible for identifying potential retail brands, negotiating commercial terms, and driving lease closures. The ideal candidate thrives in a fast-paced commercial real estate environment and understands the dynamics of retail markets, brand acquisition, and space optimization.
Key Responsibilities
- Brand Acquisition & Lead Generation: Proactively source and contact prospective retail brands, franchises, and independent retailers to fill available retail spaces.
- Pipeline Management: Cultivate and maintain an active pipeline of leasing opportunities, from initial outreach to site visits and proposal creation.
- Site Visits & Negotiations: Conduct property viewings and effectively pitch the value of the retail location to prospective tenants. Negotiate lease terms (rent, lock-in periods, fit-out periods, and CAM charges) to maximize revenue.
- Market Intelligence: Track retail market trends, competitor leasing strategies, and tenant movements to identify high-potential growth areas.
- Documentation & Closure: Coordinate with legal and finance teams to draft and finalize Letters of Intent (LOI) and Lease Agreements.
- Relationship Management: Build long-term relationships with retailers, brokers, and stakeholders to encourage renewals, expansions, and referral business.
- Reporting: Maintain and update all business development activities in the company's Customer Relationship Management (CRM) system.
Qualifications & Requirements
- Education: Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field. (MBA is a plus).
- Experience: 1 to 4 years of proven track record in B2B sales, commercial real estate, or retail leasing.
- Industry Knowledge: Strong understanding of retail space dynamics, competitor analysis, and commercial lease structures.
- Skills: Excellent negotiation, communication, and interpersonal skills. Ability to build trust and network effectively with brand managers and decision-makers.
