Job Overview
We are seeking a detail-oriented and proactive Real Estate Paralegal to join our legal team. In this role, you will support attorneys in all aspects of commercial and residential real estate transactions, including due diligence, contract review, title and survey review, closings, and post-closing activities.
Key Responsibilities
- Coordinate with government departments and statutory authorities for all real estate-related approvals, permissions, and documentation.
- Liaise with offices such as the Municipal Corporation, Sub-Registrar, Collector Office, Revenue Department, City Survey Office, Town Planning Department, Land Records Office, and Courts.
- Prepare, verify, and submit applications, affidavits, declarations, and supporting legal documents required by government authorities.
- Monitor the status of approvals, registrations, mutations, NA permissions, building permissions, and other statutory applications.
- Coordinate the registration of sale deeds, conveyance deeds, lease deeds, development agreements, powers of attorney, mortgages, and other property-related documents.
- Obtain and verify certified copies of land records, property cards, 7/12 extracts, mutation entries, title documents, encumbrance certificates, and court records.
- Conduct due diligence by collecting, reviewing, and organizing property-related documents from various government offices.
- Coordinate with advocates, surveyors, architects, consultants, and government officials to facilitate project-related legal and regulatory processes.
- Track court cases involving company properties and coordinate with legal counsel for filings, hearings, certified copies, and case updates.
- Ensure timely compliance with statutory requirements, notices, and deadlines issued by government authorities.
- Maintain records of applications, approvals, correspondence, receipts, and legal documents in both physical and digital formats.
- Follow up with government offices to resolve documentation issues, objections, and pending matters.
- Assist in land acquisition processes, title verification, and property transfers.
- Coordinate mutation of land records, property tax transfers, and ownership updates with relevant authorities.
- Facilitate the execution and registration of legal documents before the Sub-Registrar.
- Maintain effective working relationships with officials across government departments while ensuring ethical and compliant business practices.
- Prepare periodic status reports on pending approvals, registrations, court matters, and regulatory compliances for management.
- Support the legal team in preparing case files, documentation, evidence compilation, and regulatory submissions.
- Ensure proper payment and tracking of statutory fees, stamp duty, registration charges, and other government levies as applicable.
- Keep abreast of changes in land laws, registration procedures, municipal regulations, and government policies affecting real estate projects.
- Assist management in resolving regulatory issues arising during project development, sales, and property transfers.
- Coordinate with internal departments—including Legal, Projects, Sales, Finance, and Accounts—to ensure timely completion of regulatory and legal processes.
- Maintain confidentiality of sensitive legal, commercial, and property-related information.
- Ensure all interactions with government authorities comply with applicable laws, company policies, and ethical standards.
Qualifications
- Bachelors degree, Paralegal Certificate, or equivalent work experience.
- 2+ years of real estate paralegal experience.
- Strong knowledge of real estate laws, land records, and property registration procedures.
- Familiarity with municipal, revenue, and court procedures.
- Strong organizational skills and attention to detail.
- Proficient in Microsoft Office and document management systems.
- Excellent communication and multitasking skills.
