Indus Valley Promoters Ltd. is an established real estate development company with a strong presence in Meerut, Western Uttar
Pradesh and the NCR region.
The Company is engaged in the development of residential townships, commercial projects, plotted developments, villas and
apartments. As the organisation continues to strengthen and scale its real estate portfolio, it is seeking an experienced and
business-oriented leader to provide end-to-end leadership for a major project and drive its successful execution and commercial
performance.
Role Purpose
The Chief Executive Officer will provide overall strategic, operational and commercial leadership for the IVP Project.
The role will carry end-to-end responsibility for the project's business performance, profitability, execution, timelines, quality,
cost management, sales, collections, customer delivery, statutory compliance and overall stakeholder management.
The CEO will work closely with the Managing Director and Board of Directors to translate the Company's strategic objectives into
clear business plans and ensure effective coordination across Projects, Finance, Sales, Marketing, CRM, Procurement, Design,
Legal and Liaison functions.
The ideal candidate will be a highly accomplished real estate or construction professional with the ability to balance engineering
excellence with commercial and business leadership.
Key Responsibilities
1. Strategic and Business Leadership
- Provide overall leadership and direction for the IVP Project.
- Develop and drive the annual and quarterly business plans in alignment with the Company's strategic objectives.
- Own and deliver the project's P&L, revenue, profitability, budget and cash-flow objectives.
- Establish clear business, operational and project performance metrics.
- Review business performance regularly and initiate corrective actions wherever required.
- Identify opportunities to improve profitability, accelerate revenue generation and enhance operational efficiency.
- Present periodic business and project performance updates to the Managing Director and Board.
2. Project Planning and Execution
- Ensure timely planning, execution, completion and handover of the project.
- Monitor project schedules, milestones and critical paths to ensure adherence to committed timelines.
- Drive coordination between Design, Projects, Procurement, Contractors and other stakeholders.
- Monitor labour productivity, contractor performance and resource deployment.
- Ensure timely availability of materials, equipment and other critical resources.
- Identify potential execution risks and bottlenecks and take proactive corrective action.
- Drive accountability for project timelines, cost and quality across all stakeholders.
3. Financial and Commercial Management
- Take ownership of the overall financial performance and profitability of the project.
- Monitor project budgets, costs, cash flow, collections and payment cycles.
- Ensure effective cost control and prevent avoidable cost overruns.
- Review budget variances and implement corrective measures.
- Oversee major commercial decisions, contracts and vendor commitments.
- Manage commercial risks and ensure a healthy cash cycle.
- Work closely with the Finance team to improve collections, optimise cash utilisation and strengthen financial discipline.
4. Quality, Engineering and Safety
- Ensure that construction is executed in accordance with approved drawings, specifications and applicable quality
standards.
- Establish strong systems for quality assurance and quality control.
- Minimise rework, defects, material wastage and avoidable project costs.
- Ensure adherence to site safety standards and statutory requirements.
- Review critical quality and safety issues and ensure timely resolution.
- Drive a culture of engineering excellence, accountability and continuous improvement.
5. Sales, Revenue and Customer Delivery
- Provide strategic oversight to sales performance, bookings, inventory movement and collections.
- Work closely with Sales and Marketing teams to ensure achievement of revenue objectives.
- Monitor lead conversion, sales productivity and channel partner performance.
- Ensure alignment between project progress, customer commitments and possession schedules.
- Oversee customer communication, possession and handover processes.
- Drive timely resolution of major customer escalations and issues affecting customer satisfaction.
6. Procurement, Contracts and Vendor Management
- Ensure timely procurement of materials, services and critical project resources.
- Oversee key vendor, contractor and consultant relationships.
- Ensure that contracts are commercially sound and aligned with project requirements.
- Monitor vendor and contractor performance against agreed timelines, quality and commercial commitments.
- Drive efficiency, transparency and cost optimisation in procurement and contracting.
7. Governance, Compliance and Risk Management
- Ensure compliance with RERA and all applicable statutory, regulatory and local building requirements.
- Coordinate with Legal and Liaison teams for approvals, licences and regulatory matters.
- Ensure timely completion of statutory and project-related approvals.
- Identify major business, project, financial and operational risks.
- Establish appropriate review and escalation mechanisms to mitigate critical risks.
- Ensure effective governance, MIS reporting and decision-making systems across the project.
8. Cross-Functional Coordination
- Drive seamless coordination across Projects, Finance, Procurement, Sales, Marketing, CRM, Design, Legal and Liaison
functions.
- Ensure that critical decisions, drawings, approvals, procurement requirements and commercial commitments are
completed on time.
- Break down functional silos and create a culture of collective ownership and accountability.
- Resolve major cross-functional issues that could impact project timelines, cost, quality or revenue.
9. Leadership and People Management
- Build, lead and develop a high-performing, accountable leadership and project team.
- Set clear objectives, KPIs and performance expectations for functional and project leaders.
- Conduct structured weekly, monthly and quarterly performance reviews.
- Ensure timely identification and resolution of major business and project issues.
- Develop a strong culture of ownership, execution excellence, transparency and results orientation.
- Mentor senior team members and build leadership capability within the organisation.
Candidate Profile
The successful candidate should possess a strong combination of technical expertise, project execution capability, commercial
acumen and senior leadership experience.
Qualification
- Full-time, regular B. Tech in Civil Engineering from a recognised institution.
- Candidates from reputed institutions, including IITs, NITs and other leading engineering institutes, will be preferred.
- The B. Tech qualification should be a full-time regular programme pursued at the beginning of the candidate's
professional career.
Experience
- Minimum 15 years of progressively responsible experience in the real estate or construction industry.
- Strong and relevant experience in large-scale building construction.
- Demonstrated experience in residential and/or commercial real estate development.
- Proven exposure to high-rise residential, commercial or large mixed-use developments.
- Experience in managing projects with a value of 300 crore or above will be strongly preferred.
- Prior experience in senior leadership roles such as CEO, COO, Business Head, Project Director, Construction Head or
equivalent.

- Location: The candidate should be willing to relocate to Meerut and assume responsibility from Day One.
- Travel: Willingness to travel, as required, for business, project and stakeholder requirements.
Compensation
Up to 40 lakh CTC per annum, depending on the candidate's experience, leadership capability, domain expertise, track record
and overall suitability for the role.
