Manisha Construction is a growing real estate and construction company committed to delivering quality projects with efficiency and integrity. We are looking for a detail-oriented and proactive Purchase Executive to manage procurement operations and vendor coordination.
Key Responsibilities
1. Procurement & Vendor Management
Handle end-to-end procurement activities for real estate/construction projects.
Prepare, review, and process Purchase Orders (POs) as per project BOQs and site requirements.
Source new vendors and maintain a strong supplier network within Pune and surrounding regions.
Develop and maintain strong working relationships with vendors and suppliers.
Negotiate pricing, payment terms, and contracts to ensure cost-effective purchasing.
Conduct comparative statements (CS) and vendor evaluation for approval.
Ensure compliance with company procurement policies and approval matrix.
2. Billing & Invoice Management
Verify vendor bills against POs, work orders, and delivery challans.
Ensure quantity reconciliation with site engineers and store teams.
Process vendor invoices and coordinate with accounts for timely payments.
Maintain billing records and track pending payments.
Prepare RA (Running Account) bills for contractors/sub-contractors.
Ensure deduction compliance (TDS, retention, advances, penalties if applicable).
3. Project Coordination
Coordinate with Project Managers, Site Engineers, and Stores for material requirements and delivery schedules.
Monitor material dispatch and ensure timely delivery at site.
Track material consumption vs BOQ.
Assist in cost control and budgeting support.
4. Documentation & MIS
Maintain complete purchase documentation (POs, quotations, agreements, GRNs, invoices).
Prepare weekly/monthly MIS reports on procurement, billing status, and vendor payments.
Maintain rate analysis and material cost database.
Ensure audit-ready documentation for internal and statutory audits.
Requirements
3 - 5 years of experience in Purchase/Procurement in the Real Estate or Construction industry.
Strong knowledge of billing processes, vendor management, and purchase order systems.
Good vendor network and market connections in Pune.
Strong negotiation and coordination skills.
Proficiency in MS Excel and basic ERP/Accounting systems.
Good communication and organizational skills.
Job Types: Full-time, Permanent
Pay: ₹50,000.00 - ₹60,000.00 per month
