About the Role
We are looking for a dynamic and entrepreneurial City Head to lead and grow Nestaway's business in Hyderabad. The City Head will be responsible for driving the overall performance of the city, including business growth, operations, occupancy, customer experience, property acquisition, and profitability. This role requires a strong leader who can build high-performing teams, manage key stakeholder relationships, and deliver exceptional customer experiences while ensuring operational excellence.
Key Responsibilities
- Business & P&L Ownership
- Own the overall P&L of the Hyderabad city business and drive sustainable revenue growth.
- Develop and execute city-level business strategies to achieve occupancy, revenue, and profitability targets.
- Monitor business performance through key operational and financial metrics and implement corrective actions where required.
- Operations Management
- Oversee end-to-end city operations across all managed properties, ensuring seamless day-to-day functioning.
- Drive operational excellence by implementing standardized processes, improving efficiencies, and ensuring service quality.
- Ensure compliance with company policies, statutory requirements, and operational standards.
- Property Acquisition & Portfolio Growth
- Identify and onboard quality residential properties to expand the city's portfolio.
- Build and maintain strong relationships with property owners, channel partners, brokers, and developers.
- Negotiate commercial terms with property owners and maximize portfolio profitability.
- Customer & Owner Experience
- Ensure exceptional service delivery to tenants and homeowners by proactively addressing escalations and resolving issues.
- Drive customer satisfaction, retention, and occupancy through continuous service improvements.
- Build long-term relationships with homeowners to improve retention and portfolio stability.
- Team Leadership
- Lead, mentor, and develop city teams across Sales, Property Operations, Customer Experience, and Property Management.
- Set clear performance goals, conduct regular reviews, and foster a high-performance culture.
- Ensure manpower planning, hiring, training, and productivity management for the city team.
- Performance & Reporting
- Prepare and present weekly and monthly business reviews to senior management.
- Utilize data and analytics to identify business opportunities, improve operational performance, and drive decision-making.
- Track KPIs including occupancy, revenue, collections, customer satisfaction, turnaround time, and profitability.
Qualifications
- Bachelor's degree in Business Administration, Management, Real Estate, Hospitality, or a related field.
- 4–8 years of experience in Real Estate, PropTech, Hospitality, Co-living, Co-working, Operations, or Business Management.
- Proven experience in leading city or regional operations with ownership of business performance.
- Demonstrated experience in managing cross-functional teams and driving operational excellence.
- Strong understanding of P&L management, budgeting, cost optimization, and revenue growth strategies.
- Experience in property acquisition, business development, sales, or customer-facing operations will be an added advantage.
- Excellent stakeholder management skills with the ability to build relationships with property owners, brokers, and partners.
- Strong analytical, problem-solving, and decision-making abilities.
- Excellent verbal and written communication skills.
Pay: From ₹150,000.00 per month
