Job Summary
We are looking for an experienced Contract Manager to oversee the complete contract management process for residential and commercial real estate projects. The ideal candidate should have extensive experience in tendering, contract administration, vendor management, claim management, and ensuring contractual compliance throughout the project lifecycle.
Key Responsibilities
- Prepare, review, negotiate, and administer construction contracts and agreements.
- Manage the complete tendering and procurement process.
- Evaluate contractor quotations and recommend suitable vendors.
- Draft Work Orders (WO), Purchase Orders (PO), and subcontract agreements.
- Monitor contract performance and ensure compliance with contractual obligations.
- Handle contract variations, change orders, extensions of time (EOT), and claims.
- Coordinate with the Design, Execution, Procurement, Billing, and Legal teams.
- Ensure all contracts comply with company policies and statutory regulations.
- Resolve contractual disputes and coordinate with legal consultants whenever required.
- Monitor project budgets and control contractual risks.
- Maintain contract documentation and records throughout the project lifecycle.
- Support commercial negotiations with vendors and subcontractors.
- Conduct periodic contract reviews and identify opportunities for cost optimization.
Required Skills
- Strong knowledge of Contract Administration and Tender Management.
- Expertise in EPC, Item Rate, Lump Sum, and Turnkey Contracts.
- Knowledge of FIDIC Contract Conditions (preferred).
- Understanding of BOQ, Rate Analysis, Cost Estimation, and Quantity Surveying.
- Strong negotiation and vendor management skills.
- Knowledge of construction laws, arbitration, and dispute resolution.
- Excellent analytical, documentation, and communication skills.
- Proficiency in MS Excel, MS Office, AutoCAD (basic understanding preferred), and ERP systems.
Preferred Candidate Profile
- 10–15+ years of experience in the Real Estate/Construction industry.
- Proven experience in handling contracts for large residential and commercial projects.
- Strong commercial acumen and negotiation skills.
- Ability to manage multiple contracts simultaneously.
- Experience in coordinating with consultants, contractors, and government authorities.
- Strong leadership, problem-solving, and decision-making abilities.
Pay: ₹50,000.00 - ₹90,000.00 per month
