Job Summary
We are seeking a responsible and experienced Building Manager to oversee the daily operations, maintenance, and administration of a residential property in Friends Colony West, South Delhi. The ideal candidate will ensure smooth functioning of the building, resident satisfaction, compliance with safety norms, and effective coordination with staff, vendors, and service providers.
Key Duties & Responsibilities
- Manage day-to-day building operations and overall maintenance, ensuring cleanliness, hygiene, and proper upkeep of all common areas and facilities.
- Supervise housekeeping, security, technicians, and other support staff; prepare and manage duty rosters, attendance, leave records, and performance monitoring.
- Coordinate maintenance and smooth functioning of all building systems including electrical systems, water supply, DG sets, lifts, HVAC, fire-fighting systems, and other utilities.
- Ensure timely completion of minor repairs and maintenance works such as lighting, switches, plumbing, doors, fittings, signage, and general civil works.
- Manage vendors and service providers including AMCs, quotations, work orders, and quality checks to ensure timely and cost-effective service delivery.
- Track inventory and consumables; ensure timely availability of materials, tools, spare parts, and maintenance supplies.
- Maintain accurate records and documentation including bills, meter readings, service logs, parking records, vendor contracts, and statutory compliance documents.
- Verify vendor invoices, cross-check services rendered, and submit bills for approval as per company procedures.
- Prepare and submit daily, weekly, and monthly operational reports covering maintenance activities, expenses, incidents, and manpower status to management.
- Manage parking operations including allocation, monitoring, control, and resolution of parking-related issues.
- Handle emergency situations such as power failures, water leakages, equipment breakdowns, safety incidents, and coordinate immediate corrective actions.
- Ensure compliance with safety standards, fire safety regulations, statutory requirements, and internal policies; conduct periodic safety checks and drills where required.
- Coordinate with government departments, utility providers (electricity, water, gas), and society or local authorities as required for smooth operations and compliance.
- Act as the primary point of contact for residents and management for operational issues, ensuring timely resolution of complaints and concerns.
- Support management during audits, inspections, handovers, and special assignments as required.
Preferred Experience
- Experience managing residential buildings, apartments, or independent housing.
- Prior experience supervising staff and vendors.
- Understanding of basic budgeting and expense tracking.
