Role Overview
Puneville phase 1 is a premium residential township comprising 6 high-rise towers, 500+ apartments, 2 expansive green podiums, 2 clubhouses with swimming pools, and a signature 22-foot-high interconnecting skywalk.
The requirement for a facility manager is for 2 buildings only – A & C.
The Society Manager serves as the operational backbone of the two buildings, responsible for seamless daily functioning, electromechanical asset upkeep, strict security enforcement, financial administration, and resident grievance redressal. The ideal candidate blends technical facility management expertise with tactful interpersonal skills to maintain a high-standard, safe, and harmonious community.
Key Responsibilities
1. Daily Facility & Infrastructure Management
- Building Walkthroughs: Conduct daily visual inspections of common areas, residential lobbies, staircases, terraces, parking, and adjoining landscaped gardens to ensure cleanliness and structural integrity.
- Electromechanical Upkeep: Oversee the preventive and breakdown maintenance of critical building infrastructure, including:
- High-speed elevators and Automatic Rescue Devices (ARD) across both towers.
- Sewage Treatment Plants (STP with MBBR technology), Organic Waste Converters (OWC), and water filtration systems.
- 24/7 power backup generators (DG sets)
- Comprehensive firefighting infrastructure (in-home sprinklers, hydrant lines, alarms, and extinguishers).
- Recreational Amenities: Ensure hygiene, safety protocols, and operational readiness for the recreational facilities within the buildings.
- Building’s Custodian : Represent A & C buildings for all common topics related to STP, Water, Housekeeping, Gardening, electrical or any other issues.
2. Vendor & AMC (Annual Maintenance Contract) Management
- Contract Tracking: Maintain a master schedule of all AMCs (lifts, housekeeping, security, CCTV, pest control, STP/WTP, fire safety) and ensure renewals occur 30 days prior to expiration.
- SLA Enforcement: Monitor vendor performance against Service Level Agreements; impose penalties for staffing shortfalls or poor service delivery.
- Tendering & Negotiation: Invite competitive quotations for major repairs, facility upgrades, or new AMC contracts, presenting analytical comparison sheets to the Managing Committee.
3. Staff Supervision & Security Administration
- Team Leadership: Directly supervise shift supervisors, technical staff (electricians, plumbers, lift operators), housekeeping personnel, and gardeners.
- Security & Access Control: Oversee the security agency to enforce strict visitor management, delivery protocols, and traffic flow within the premises.
- Compliance Checks: Ensure all deployed staff wear clean uniforms, ID badges, and adhere to safety gear regulations. Conduct regular fire drills and emergency evacuation training.
4. Resident Helpdesk & Grievance Redressal
- Digital Helpdesk: Manage resident complaints and service requests via society management software (NoBrokerHood) or through local sheets - assign tickets to technicians and ensuring closure within defined SLAs.
- Move-In / Move-Out Coordination: Facilitate smooth shifting processes, ensure collection of shifting charges/security deposits, and enforce elevator usage guidelines during relocations.
- Tenant Verification: Ensure mandatory police verification and lease agreement submissions for all rental occupancies before activating app access and gate passes.
5. Statutory Compliance & Financial Administration
- Local Authority Coordination: Serve as the primary liaison for local civic bodies, including PCMC (water supply, property tax, waste management), MSEDCL (electricity), and the local police station.
- MCS Act Compliance: Assist the Managing Committee in maintaining statutory registers (I & J registers, nomination registers, share certificates) under the Maharashtra Co-operative Societies Act, 1960.
- Petty Cash & Billing: Manage monthly petty cash expenses with transparent accounting. Coordinate with the society accountant to track maintenance fee defaults and issue timely payment reminders.
- Event & Meeting Logistics: Arrange physical and digital infrastructure for Annual General Meetings (AGM), Special General Meetings (SGM), and national/cultural celebrations.

Candidate Profile & Eligibility
- Education: Graduate in any discipline. A Diploma or Degree in Facility Management, Estate Management, or Hospitality is strongly preferred.
- Experience: 2 to 5 years of proven experience managing large-scale gated residential townships (200+ apartments) or premium commercial facilities in Pune / PCMC.
- Technical Skills:
- Hands-on command over society management apps (MyGate, NoBrokerHood, ADDA).
- Working knowledge of MS Office / Google Workspace (Excel/Sheets for MIS reporting).
- Basic technical literacy regarding plumbing, electrical grids, STP, and firefighting systems.
- Language Proficiency: Fluency in Marathi (essential for local authority and vendor communication), Hindi, and English.
- Personal Attributes: High emotional intelligence for de-escalating resident disputes, uncompromised integrity, strong crisis management capability, and a proactive "field-first" working style.
Compensation & Work Timings

- Work Schedule: 6 days a week (8-hour shift). Must be available on weekends (Weekly off on a weekday, e.g., Tuesday) as weekend resident footfall and shifting activities are highest.
- Emergency Availability: Must be reachable 24/7 via phone for critical township emergencies (e.g., major power grid failure, lift entrapment, or flooding).
Pay: ₹25,000.00 - ₹45,000.00 per month
