The Role
As Head of Project Delivery, you will be the operational spine of The Studio — the person clients trust to translate Nandita's design vision into flawlessly executed homes, on time and within agreed scope. This is a senior leadership role that combines deep site expertise with exceptional client management and the ability to build and lead a high-performing execution team.
You will own the delivery lifecycle from post-design handover through to project close and client sign-off, working in close partnership with the founder and design team on every project.
What You Will Own
Project Delivery & Site Operations
– End-to-end execution of 4–6 concurrent turnkey residential interior projects across Bengaluru
– Maintain detailed project schedules (Gantt/MS Project or equivalent) and proactively manage risks to timeline and quality
– Daily site supervision and coordination of civil, carpentry, electrical, plumbing, painting, and finish trades
– Conduct structured site audits and quality checks at every key milestone — carcass, shutters, services rough-in, finishes, and snagging
– Manage material and product procurement in sync with the design team, ensuring on-time delivery without storage waste
Client Experience
– Serve as the primary day-to-day point of contact for clients during execution — proactive, clear, and reassuring
– Facilitate structured client review meetings at key milestones and produce clean MOM and progress updates
– Manage scope changes, design revisions, and client expectations with professionalism and diplomacy
– Ensure the post-handover snagging process is thorough and resolved swiftly
Vendor & Contractor Management
– Build and maintain a curated roster of reliable civil contractors, carpenters, electricians, plumbers, and specialist trades
– Negotiate and manage vendor contracts, work orders, and payment milestones
– Drive vendor accountability on quality standards — coach and course-correct, not just oversee
– Qualify and onboard new vendors as the studio's project mix evolves
Commercial & Financial Oversight
– Own project budgets — track actuals vs estimates, flag variances early, and protect project margins
– Raise and approve vendor payment claims based on verified work completion
– Maintain project cost sheets and contribute to post-project budget reviews
Team & Process
– Lead and mentor project coordinators and site supervisors (team of 3–5 to be built/structured with you)
– Define and improve delivery SOPs, quality checklists, and site documentation standards
– Work collaboratively with the design team to ensure execution intent matches design vision
What We Are Looking For
Essential
– 10–14 years of experience in interior design project management, construction management, or fit-out delivery — preferably in premium residential
– Deep working knowledge of residential interior trades: carpentry & joinery, civil finishes, MEP coordination, painting, glass, stone, and hardware
– Demonstrated ability to deliver multi-room or full-home turnkey projects in Bengaluru's contractor and vendor ecosystem
– Strong client-facing communication skills — written and verbal — with the ability to build long-term trust
– Commercial acumen: confident reading and managing project cost sheets and vendor payment schedules
– Proficiency with project management tools (MS Project, GanttProject, Asana, or similar) and basic MS Office / Google Workspace
Character & Fit
– High ownership mindset — you treat the project as if it were your own home
– A calm, steady presence on-site and with clients, especially under pressure
– Attention to detail that borders on obsessive — you notice what others miss
– An intuitive understanding of quality and craft; you cannot walk past something that is not right
– Collaborative with the design team and respectful of the creative vision behind each project
– Comfortable in a small, flat, founder-led team where initiative and flexibility matter
Preferred (not essential)
– Degree or diploma in Civil Engineering, Architecture, or Interior Design
– Experience in a boutique or high-end residential design firm specifically
– Familiarity with AutoCAD or basic drawing interpretation for site coordination

Pay: ₹800,000.00 - ₹1,200,000.00 per year
