Job Title: Architect - Consultant
Department: Maintenance Department
Location: Worli, Mumbai
1. Job Purpose
To provide professional architectural, civil, structural coordination and MEP consultancy services for the club's existing facilities, renovation projects, repairs, new developments and maintenance works, ensuring quality, safety, functionality, statutory compliance and cost effectiveness.
2. Key Responsibilities
A. Architectural Works
- Prepare architectural drawings, layouts, concepts and detailed working drawings.
- Plan renovation, refurbishment, alteration and space-utilization works for club facilities.
- Prepare layouts for restaurants, kitchens, banquet halls, offices, members' areas, sports facilities, toilets, changing rooms and service areas.
- Review existing buildings and recommend suitable repairs, alterations and improvements.
- Coordinate architectural requirements with civil, structural, electrical, plumbing, HVAC and fire-fighting systems.
- Review shop drawings, material samples, finishes and mock-ups submitted by contractors.
- Ensure architectural works are executed as per approved drawings and specifications.
B. Civil & Structural Coordination
- Inspect existing civil works and identify defects such as cracks, seepage, leakage, dampness, settlement and deterioration.
- Advise on civil repairs, waterproofing, structural repairs and rehabilitation works.
- Prepare and review BOQs, specifications and estimates for civil works.
- Monitor quality of masonry, plastering, tiling, flooring, waterproofing, painting, false ceiling and other civil works.
- Coordinate with structural consultants wherever structural assessment or strengthening is required.
- Verify measurements and contractor bills against actual site work.
C. MEP
Mechanical
- Review HVAC, ventilation, exhaust, pumps and other mechanical services.
- Advise on AC capacity, equipment selection, energy efficiency and maintenance requirements.
- Review hydropneumatic systems, water pumps, sewage/dewatering systems and related mechanical installations.
Electrical
- Review electrical layouts, load requirements, DBs, panels, cables, lighting, emergency lighting and earthing systems.
- Coordinate electrical requirements for new and renovated areas.
- Review lighting designs, outdoor/garden lighting and energy-efficient solutions.
- Coordinate with electrical consultants and licensed electrical contractors where required.
Plumbing
- Review water-supply, drainage, hot-water and sewage systems.
- Plan modifications to existing plumbing systems and new installations.
- Review pump capacity, pipe sizing, drainage arrangements, traps and inspection chambers.
- Ensure kitchen and food-service areas have appropriate drainage and hygiene provisions.
Fire & Life Safety
- Coordinate with fire-fighting and fire-alarm consultants.
- Review fire hydrant, sprinkler, fire pump, fire alarm, emergency exit and related systems.
- Ensure proposed works comply with applicable fire-safety requirements and approved plans.
3. Project Management & Site Supervision
- Conduct regular site inspections and issue site instructions where required.
- Monitor contractors and consultants for compliance with approved drawings and specifications.
- Coordinate civil, architectural and MEP activities to avoid service clashes.
- Prepare project schedules and monitor progress.
- Identify delays, defective work and deviations and recommend corrective action.
- Review contractor work methods and material submissions.
- Attend project meetings with management, contractors and consultants.
- Maintain proper records of drawings, approvals, measurements, inspections and site observations.
4. Tender & Procurement Support
- Prepare BOQ, technical specifications and scope of work.
- Assist management in obtaining and technically evaluating quotations/tenders.
- Compare contractor offers from a technical and commercial perspective.
- Recommend suitable materials, equipment, brands and technical specifications.
- Review contractor rate analysis and variation claims.
- Verify completed quantities before certification of bills.
5. Statutory & Compliance Responsibilities
- Ensure projects comply with applicable municipal, fire, electrical, environmental, building and safety requirements.
- Coordinate with statutory authorities and licensed consultants whenever required.
- Ensure necessary drawings, permissions, NOCs and approvals are obtained before execution.
- Maintain records of approved drawings and statutory documents.
6. Maintenance & Asset Improvement
- Conduct periodic technical inspections of club buildings and infrastructure.
- Prepare recommendations for preventive and corrective maintenance.
- Develop long-term repair and renovation plans.
- Identify areas requiring capital expenditure and provide technical justification.
- Recommend energy-saving, water-saving and sustainable solutions.
- Assist in preparing annual maintenance and capital-work budgets.
7. Documentation & Reporting
- Maintain updated architectural, civil and MEP drawings.
- Prepare inspection reports, technical reports and project progress reports.
- Maintain snag lists and ensure closure of outstanding defects.
- Prepare completion/as-built drawings wherever required.
- Maintain records of warranties, equipment specifications, test certificates and commissioning documents.
8. Required Qualification & Experience
- Bachelor's degree in Architecture (B.Arch) with relevant professional registration where applicable.
- Additional experience/qualification in MEP coordination, civil works or project management will be preferred.
- Minimum 10 years of relevant experience, preferably in clubs, hotels, commercial buildings, institutions or large residential/commercial facilities.
- Strong knowledge of architectural, civil and MEP coordination.
- Experience in renovation, maintenance, tendering, BOQ preparation and contractor management.
- Proficiency in AutoCAD and other relevant design/project-management software.

The Architect cum MEP & Civil Consultant shall act as the technical advisor and coordinator for the club's building, civil, architectural and MEP-related works, supporting management in planning, execution, maintenance, quality control, contractor coordination and technical decision-making
