Role Summary
We are looking for an experienced Construction Manager to oversee end-to-end construction activities for real estate projects. The role will be responsible for planning, execution, coordination, quality control, safety, cost monitoring, contractor management, and timely delivery of projects as per approved drawings, specifications, budgets, and timelines.
The ideal candidate should have strong experience in managing commercial, or mixed-use real estate projects and should be capable of handling site teams, consultants, contractors, vendors, and statutory coordination.
Key Responsibilities
Project Execution & Site Management
Manage day-to-day construction activities at site and ensure work is executed as per approved drawings, specifications, quality standards, and project timelines.
Prepare and monitor construction schedules, work plans, manpower deployment plans, and material requirements.
Ensure proper coordination between civil, structural, architectural, MEP, finishing, landscaping, and external development teams.
Review project progress regularly and take corrective action to avoid delays.
Contractor & Vendor Management
Coordinate with contractors, subcontractors, vendors, consultants, architects, and internal project teams.
Monitor contractor performance, work quality, productivity, manpower strength, and adherence to timelines.
Verify contractor bills, work measurements, progress claims, and site records in coordination with the billing/quantity surveying team.
Ensure contractors follow approved method statements, safety procedures, and quality requirements.
Quality Control
Ensure all construction work meets required quality standards and approved specifications.
Conduct regular site inspections and quality checks for civil, structural, finishing, and MEP-related activities.
Identify defects, non-conformities, and rework requirements, and ensure timely closure.
Coordinate with the quality team for material testing, cube tests, waterproofing checks, finishing inspections, and handover readiness.
Planning, Cost & Budget Control
Support project planning, budgeting, resource allocation, and cost tracking.
Monitor material consumption, wastage, productivity, and site expenses.
Identify cost-saving opportunities without compromising quality or safety.
Escalate risks related to delays, cost overruns, design changes, material shortages, or contractor performance.
Safety & Compliance
Ensure strict compliance with health, safety, and environmental standards at site.
Conduct regular safety reviews and ensure use of PPE, safe work methods, and proper housekeeping.
Coordinate with safety officers to minimize accidents, unsafe practices, and site risks.
Ensure compliance with local building regulations, statutory approvals, and project-specific requirements.
Design & Consultant Coordination
Review drawings, GFCs, technical specifications, and design changes before execution.
Coordinate with architects, structural consultants, MEP consultants, and project management teams to resolve site issues.
Raise RFIs, track design clarifications, and ensure timely release of required drawings.
Documentation & Reporting
Prepare and submit daily, weekly, and monthly progress reports.
Maintain site records, work permits, inspection reports, contractor reports, material reconciliation, and project documentation.
Present project status, key risks, delays, and action plans to senior management.
Handover & Completion
Ensure timely completion of finishing, snagging, testing, commissioning, and handover activities.
Coordinate with facility management, customer relationship, sales, and handover teams for smooth project delivery.
Ensure closure of punch lists, defects, and pending works before final handover.
Required Qualifications
Bachelor’s degree in Civil Engineering is preferred.
Diploma in Civil Engineering may be considered for candidates with strong real estate project execution experience.
PMP, NICMAR, Primavera, or project management certification will be an added advantage.
Required Experience
10–15 years of experience in construction management, preferably in real estate development.
Strong experience in residential, commercial, high-rise, or mixed-use projects.
Proven track record of delivering projects within agreed timelines, budgets, and quality standards.
Experience in handling multiple contractors, consultants, vendors, and large site teams.
Strong knowledge of civil construction, finishing works, MEP coordination, quality standards, and safety practices.
Technical Skills
Strong understanding of construction drawings, BOQs, specifications, and execution methods.
Knowledge of project planning tools such as MS Project or Primavera.
Working knowledge of AutoCAD, MS Office, ERP/project management software, and site reporting systems.
Understanding of civil, structural, finishing, waterproofing, façade, MEP, and infrastructure works.
Knowledge of local statutory requirements, building codes, and safety regulations.

They should be comfortable managing large teams, coordinating with multiple stakeholders, handling project pressure, and ensuring delivery as per cost, quality, safety, and timeline expectations
Pay: ₹1,500,000.00 - ₹1,600,000.00 per year
