Job Title:- Building Supervisor (or Property Operations Supervisor)
Job Summary:-We are seeking a hands-on, organized Building Supervisor to manage daily operations and contractor services for our property. You will directly lead our on-site team (housekeeping, parking, and security) and oversee all Annual Maintenance Contracts (AMCs) for critical building systems. The ideal candidate has strong leadership skills, experience managing vendors, and basic technical knowledge of building maintenance.
Duties and Responsibilities:-
Team Management
- Assign Duties: Schedule and allocate daily tasks for housekeeping staff, parking attendants, and security guards.
- Quality Control: Conduct regular inspections to check and verify the quality of work done by the team.
- Staff Administration: Manage team attendance, leaves, shift rotations, and performance.
Vendor & AMC Management
- Service Oversight: Supervise and verify services delivered under Annual Maintenance Contracts (AMCs).
- System Tracking: Ensure timely servicing for the multi-parking system, DG sets, elevators, Fire fighting system, pest control, and water tank cleaning etc.
Tenant & Technical Maintenance
- Resolve Complaints: Act as the primary point of contact to address and resolve all tenant complaints quickly.
- Technical Inspection: Use basic knowledge of plumbing, construction, and waterproofing to identify issues.
- Minor Fixes: Troubleshoot minor property issues before escalating them to specialized contractors.
Requirements and Qualifications
- Experience: Proven experience as a Building Supervisor, Facility Executive, or similar property management role.
- Leadership: Strong experience managing ground staff like security, cleaners, and parking teams.
- Technical Knowledge: Basic, practical understanding of plumbing, waterproofing, and construction works.
- Vendor Management: Prior experience handling AMCs and coordinating with technical contractors (HVAC/DG/Elevators).
- Problem Solving: Strong communication skills to handle tenant complaints professionally.
Pay: ₹22,000.00 - ₹26,000.00 per month
Work Location: Hybrid remote in Shivaji Nagar, Pune, Maharashtra
