POST- CONSTRUCTION MANAGER
Graduate in Mechanical Engineering with minimum 12 years total experience and 5-year experience in the role of Construction Manager in the execution of TVS and VAC works in Underground Metro Stations.
KEY ROLES AND RESPOSIBILIES
Ø Comprehensively review and understand the scope of contract, drawings, and specifications with respect to their discipline and its further development/implementation in an approved manner
Ø Lead the design development team and prepare a design brief report, concept drawings in consultation with the client to assist the Architect team in concept finalization.
Ø Prepare Design Basis Reports, Water & Heat load calculation, Electrical load calculation, Lift Traffic Analysis, IO summary, GFC, Shop Drawings, TDS and BOQ to ensure that designs align with contract/project requirements and green building aspects.
Ø Perform intensive reviews of GFC drawings and undertake risk and value management and cost control functions. Proactively identify potential risks related to interface issues and work to mitigate them, ensuring adherence to target schedules
Ø Formulating and monitoring project schedules, in coordination with suppliers, vendors to match with the project completion plan. Interface management within various disciplines and Site activities.
Ø Lead and manage the execution of MEP systems, including HVAC, Electrical, Fire Fighting, Gas Suppression, Plumbing, STP, WTP, DG, ELV, Elevators, and Escalators. Ensure compliance with safety, quality and regulatory standards
Ø Overall Project Management
Ø Coordination between of Interdisciplinary Verticals i.e. Electrical, Electronics & Mechanical Disciplines
Ø Review & Verification of System Design including Interfacing with GC, DDC and In-House Design Team for associated submission and approvals.
Ø Works Estimation, Program & Plan Submission, develop and maintain an agreed project plan and detailed stage plans and monitoring the project.
Ø Vendor Finalization involving Technical Discussion with Client & Interfacing with Vendors for submission and Approvals.
Ø Interfacing & Coordination with Civil Contractor & Other SWC(s) i.e. Signaling, Telecom, Lift, Escalators etc., for smooth and on-time work execution. Attending project progress meeting and preparing projects progress report
Ø Project Execution - Control & Supervision of various execution activities as per Installation Program. Monitoring overall progress and use of resources, initiating corrective action where necessary.
Ø Review and finalize of Method Statement, Risk Assessment Plans & Safety Plan for ensuring safe, on-site execution.
Ø Sub-Contract Handling
Ø Planning resources mobilization and manpower mobilization
Ø Maintaining an awareness of potential interdependencies with other projects and their impact, adopting and applying appropriate technical and quality strategies and standards
Ø Handling billings, variation proposals and monitoring of financial progress of projects.
Ø Project cost control by managing purchase deviations, project overheads etc.
Ø Overviewing of Submission & Approvals of project management documents.
Ø Maintaining an awareness of potential interdependencies with other projects and their impact
Ø Project Control – Management of Various Expense Portfolios
