DS-MAX is hiring for Chartered Accountant with 4–7 years of experience in the real estate sector. The candidate should possess strong accounting expertise, aggressive work approach, and in-depth knowledge of GST applicability (especially on maintenance), cash flow management, and DSCR calculations. The role requires high analytical ability, financial planning skills, and hands-on experience in real estate accounting and compliance. We are looking for the candidates who can attend F2F interview.
· Key Responsibilities
ü Financial Accounting & Reporting
ü Manage end-to-end accounting operations including AP, AR, GL, and financial closures
ü Prepare monthly, quarterly, and annual financial statements
ü Ensure accuracy in books of accounts as per statutory standards
ü Handle audit schedules and coordinate with statutory and internal auditors
· Real Estate Accounting
ü Maintain project-wise accounting and cost tracking
ü Monitor revenue recognition as per real estate accounting standards
ü Handle RERA-related financial documentation and compliance
ü Manage maintenance accounting and GST applicability on maintenance charges
· GST & Taxation
ü Ensure proper GST compliance, filings, and reconciliation
ü Strong understanding of GST applicability on maintenance and real estate transactions
ü Handle TDS, income tax, and other statutory compliances
ü Liaise with tax consultants and regulatory authorities
· Cash Flow & Financial Planning
ü Prepare and monitor cash flow statements and projections
ü Manage fund flow and working capital requirements
ü Conduct DSCR (Debt Service Coverage Ratio) calculations for projects and loans
ü Assist in financial planning, budgeting, and forecasting
· Compliance & Audit
ü Ensure compliance with statutory regulations, Companies Act, and financial policies
ü Handle internal controls and risk management
ü Support due diligence and financial documentation for funding and loans
· Required Skills & Competencies
ü Strong accounting and financial management skills (CA-level expertise mandatory)
ü Aggressive and proactive work attitude with ownership mindset
ü In-depth knowledge of real estate finance and accounting practices
ü Strong expertise in GST, especially maintenance applicability
ü Excellent knowledge of DSCR calculations and cash flow management
ü Advanced proficiency in Tally, ERP systems, and MS Excel
ü Strong analytical and problem-solving skills
ü Ability to work in a fast-paced real estate environment
· Qualified Chartered Accountant (Mandatory)
ü 4–7 years of experience in Real Estate / Construction industry
ü Experience in project accounting and real estate financial structuring
