Key Responsibilities
- Client advisory
- Understand client needs, budget, risk tolerance, and timelines; translate into actionable property strategies.
- Educate clients on market conditions, pricing, financing options, and transaction processes.
- Market research and pricing
- Analyze comps, trends, absorption, and rental yields; prepare Broker Opinion of Value (BOV)/pricing recommendations.
- Maintain up‑to‑date knowledge of neighborhoods, upcoming developments, schools, transport, and amenities.
- Portfolio and pipeline management
- Build and manage a pipeline of listings and buyers/tenants; maintain accurate CRM records.
- Qualify leads and schedule property tours and inspections.
- Property marketing
- Create listings with compelling copy, photography, and floor plans; syndicate to portals and social channels.
- Coordinate signage, open houses, and targeted outreach.
- Transaction coordination
- Prepare and review offers, LOIs, contracts, and disclosures with brokers/attorneys as applicable.
- Coordinate appraisals, inspections, financing, title/escrow, and closing activities; track contingencies and deadlines.
- Negotiation and deal management
- Negotiate price, terms, credits, and timelines; manage counteroffers and concessions to win deals.
- Compliance and documentation
- Ensure adherence to licensing requirements, fair housing laws, and company policies.
- Maintain thorough records of communications and agreements.
- Relationship building
- Develop a network of lenders, inspectors, appraisers, attorneys, and contractors.
- Drive referrals and repeat business through exceptional service and follow‑up.
- Reporting and KPIs
- Track key metrics: leads, showings, conversion rates, days on market, list‑to‑sale ratio, GCI.
Qualifications
- Education: Bachelor’s degree preferred (business, real estate, finance, or related). Local real estate license as required by jurisdiction.
- Experience: 1–3+ years in residential or commercial sales/leasing, property advisory, or customer‑facing roles.
- Skills:
- Strong communication, presentation, and client management.
- Negotiation and problem‑solving under deadlines.
- Market analysis and pricing acumen; comfort with data and basic financial metrics (cap rates, NOI, cash‑on‑cash).
- Organization and attention to detail across multiple deals.
Pay: ₹25,000.00 - ₹60,000.00 per month
