K E Y R E S P O N S I B I L I T I E S
◆ Manage all legal matters related to real estate development projects.
◆ Draft, review, vet, and negotiate agreements, contracts, MOUs, lease deeds, sale deeds, vendor agreements, and customer agreements.
◆ Ensure compliance with RERA, land laws, municipal regulations, environmental regulations, and other applicable statutory requirements.
◆ Conduct title due diligence and verification of land records.
◆ Coordinate with external legal consultants, advocates, and government authorities.
◆ Handle litigation, arbitration, and dispute resolution matters.
◆ Monitor court cases and maintain legal documentation and records.
◆ Support land acquisition activities and ensure legal clearance of properties.
◆ Ensure timely renewals of licenses, permits, registrations, and statutory approvals.
RERA & Regulatory Compliance
◆ Own all RERA registration, project amendments, extension applications, quarterly filings, and regulatory correspondence
◆ Manage buyer complaints before RERA with a track record of pre-emptive resolution and strong litigation defense
◆ Ensure every project remains compliant with Goa-specific building, environmental, and coastal regulations
◆ Build early-warning systems to flag regulatory risks before they become enforcement actions Litigation & Dispute Management
◆ Handle all active and prospective litigation through panel advocates — Civil Courts, High Court, Consumer
Forums, RERA, NCLT, Labour Court, Police, and Revenue Authorities
◆ Drive aggressive recovery of outstanding dues and defend the company against frivolous or tactical claims
◆ Maintain a live litigation dashboard with exposure, strategy, and next-hearing status for leadership review
Department Building & Leadership
◆ Build the legal department from the Goa office — hire, train, and lead an in-house team of associates and
paralegals
◆ Empanel, manage, and hold accountable the firm's network of panel advocates across civil, revenue, corporate,
and labor matters
◆ Establish SOPs, document management systems, and matter-tracking disciplines from day one
◆ Report directly to the Managing Director with weekly exposure reviews and strategic legal briefings
Corporate, Finance & HR Legal Support
◆ Coordinate with CS, CA, and Finance teams on ROC matters, board resolutions, restructuring, and investment transactions
◆ Vet investor documentation, shareholder agreements, and term sheets with a commercial lens
◆ Support HR on misconduct inquiries, notice recovery, POSH matters, labour contractor disputes, and terminations
◆ Prevent fraud, misuse, forged documentation, and internal leakage through strong controls and swift response
Candidate Requirements
◆ Local resident of North Goa preferred
◆ 5–10 years of relevant experience in real estate licensing/liaisoning
◆ Strong networking and government coordination skills
◆ Knowledge of Konkani is an added advantage
◆ Comfortable with field work and aggressive follow-up culture
◆ Bachelor’s Degree in Any Discipline
◆ Degree/Diploma in Civil Engineering, Law, Business Administration, or related field preferred
◆ Ex-Army / Defense Background Preferred
◆ Minimum 5–10 Years Experience in Real Estate Licensing & Liaisoning
Pay: ₹30,000.00 - ₹80,000.00 per month
