We are seeking a highly analytical and execution-driven Asset Manager based in India to oversee the financial and operational performance of our U.S. multifamily assets.
Role Overview
The Asset Manager will be responsible for maximizing Net Operating Income (NOI), monitoring property performance, ensuring accountability from third-party property managers, and executing business plans across assigned assets.
This role requires strong financial analysis skills, operational judgment, and the ability to work U.S. business hours.
Key ResponsibilitiesFinancial Performance Management
- Review monthly P&L statements, balance sheets, and rent rolls
- Analyze variances vs. budget and prior year
- Monitor key performance indicators (KPIs), including:
- Occupancy
- Lease trade-outs
- Concessions
- Delinquency
- Expense ratios
- NOI growth
- Prepare monthly performance summary reports for ownership
- Assist in annual budget preparation and quarterly reforecasting
Property Management Oversight
- Conduct weekly calls with third-party property managers
- Monitor leasing velocity and rent growth
- Ensure delinquency control and collections discipline
- Evaluate marketing performance and traffic conversion
- Track maintenance metrics and unit turn timelines
- Enforce operational accountability and performance standards
Business Plan Execution
- Track progress of value-add initiatives
- Monitor renovation ROI and capital deployment performance
- Oversee CapEx budgets versus actual expenditures
- Review vendor bids and scopes of work
- Identify revenue enhancement and cost optimization opportunities
Strategic Analysis
- Evaluate refinance or disposition opportunities
- Monitor debt performance and DSCR compliance
- Provide underwriting and financial modeling support for acquisitions
- Assist in lender reporting and investor communications
QualificationsMandatory Requirements
- Must have direct experience in real estate, asset management, or property management. Applicants without relevant real estate experience will not be considered.
- Must hold a Bachelor’s degree (any discipline).
- 3–8 years of professional experience within:
- Real estate asset management
- Multifamily operations
- Property management
- Private equity real estate
- Real estate investment analysis
- Strong proficiency in advanced Excel modeling
- Excellent English communication skills (written and verbal)
- Ability to work U.S. business hours (EST/CST)
Preferred Qualifications
- Experience with Yardi, AppFolio, or RealPage
- Prior experience working with U.S.-based owners/operators
- MBA, CFA, or CPA (preferred but not required)
