We are seeking an experienced and dynamic Deputy General Manager (DGM) or General Manager (GM) for Land Acquisition to lead our land procurement efforts. The successful candidate will be responsible for identifying, evaluating, negotiating, and acquiring land parcels crucial for our various development projects. This role demands a strategic thinker with extensive knowledge of land laws, strong negotiation skills, and a proven track record in managing complex land acquisition processes from inception to closure.
- Develop and execute comprehensive land acquisition strategies aligned with the company's growth objectives and project pipelines.
- Identify potential land parcels suitable for various projects through market research, networking, and site visits.
- Conduct thorough due diligence, including legal, technical, and financial assessments, to evaluate land titles, encumbrances, and feasibility.
- Lead and manage all aspects of negotiation with landowners, brokers, and other stakeholders to secure land at optimal terms and prices.
- Oversee the preparation and execution of all necessary legal documents, agreements, and contracts related to land acquisition.
- Liaise effectively with government authorities, revenue departments, local bodies, and other regulatory agencies to obtain necessary approvals, clearances, and resolve any land-related issues.
- Manage and mentor a team of land acquisition executives, providing guidance and ensuring adherence to best practices and ethical standards.
- Monitor market trends, land prices, and regulatory changes to provide strategic insights and recommendations.
- Ensure strict compliance with all local, state, and national land laws, environmental regulations, and company policies.
- Prepare detailed reports, presentations, and financial analyses for senior management on land acquisition progress and potential risks.
- Resolve disputes and manage conflicts that may arise during the acquisition process in a professional and effective manner.
