Sales Manager – Job Description
The Sales Manager is responsible for leading a team of investment professionals to identify, evaluate, acquire, and manage profitable real estate investment opportunities. This role combines leadership, market analysis, financial modeling, client relationship management, and strategic planning to maximize portfolio performance and investment returns.
Key ResponsibilitiesLeadership & Team Management
- Lead, mentor, and manage a team of real estate investment analysts, associates, and advisors.
- Set team goals, KPIs, and performance standards.
- Conduct regular training, coaching, and performance evaluations.
- Foster a high-performance and collaborative work environment.
Investment Strategy
- Develop and execute real estate investment strategies aligned with company objectives.
- Identify new investment opportunities across residential, commercial, retail, industrial, or mixed-use properties.
- Analyze market trends, economic indicators, and competitor activities.
Financial Analysis & Due Diligence
- Oversee property valuation, feasibility studies, and financial modeling.
- Review cash flow projections, ROI, IRR, cap rates, and investment risks.
- Coordinate legal, technical, and financial due diligence processes.
Acquisition & Portfolio Management
- Lead negotiations for acquisitions, joint ventures, and partnerships.
- Monitor portfolio performance and recommend asset optimization strategies.
- Work with property management and asset management teams to improve profitability.
Client & Stakeholder Relations
- Build and maintain relationships with investors, developers, brokers, lenders, and institutional partners.
- Present investment opportunities and performance reports to stakeholders.
- Participate in networking events and industry conferences.
Compliance & Risk Management
- Ensure all investments comply with regulatory and company policies.
- Identify and mitigate investment and operational risks.
- Maintain accurate investment documentation and reporting.
Required Qualifications
- Bachelor’s degree in Finance, Real Estate, Business Administration, Economics, or related field.
- MBA or real estate certifications preferred.
- 5–10+ years of experience in real estate investment, acquisitions, or portfolio management.
- Proven leadership or team management experience.
- Strong understanding of real estate financial analysis and investment structures.
