Job Summary
We are seeking a creative and detail-oriented Architect to lead the architectural design, planning, coordination, and execution support for projects across multiple states. The Architect will work closely with clients, structural consultants, MEP consultants, project managers, and site engineers to ensure designs are functional, cost-effective, compliant with applicable regulations, and aligned with the company's quality standards.
Key ResponsibilitiesArchitectural Design
- Develop conceptual, schematic, and detailed architectural designs.
- Prepare layout plans, floor plans, elevations, sections, and construction drawings.
- Create 3D models, walkthroughs, and presentation drawings.
- Optimize designs for functionality, aesthetics, cost, and buildability.
Project Planning & Coordination
- Coordinate with Structural, MEP, Interior, Landscape, and External Consultants.
- Ensure all drawings are coordinated before construction.
- Resolve design conflicts through interdisciplinary coordination.
- Participate in design review meetings and technical discussions.
Site Coordination
- Visit project sites regularly across Tamil Nadu, Karnataka, Andhra Pradesh, and Kerala.
- Clarify drawings and technical details to site engineers and contractors.
- Inspect work for compliance with approved drawings and specifications.
- Review architectural quality during execution.
- Recommend design improvements based on site conditions.
Client Management
- Conduct client meetings to understand project requirements.
- Present design concepts and material selections.
- Address client queries and incorporate approved revisions.
- Ensure client expectations are translated into practical design solutions.
Statutory Approvals
- Prepare drawings required for local authority approvals.
- Coordinate with liaison consultants for plan sanctions and approvals.
- Ensure compliance with applicable Development Control Rules, Building Bye-Laws, Fire, Environmental, and Local Authority regulations.
Documentation
- Prepare Good for Construction (GFC) drawings.
- Maintain drawing registers and revision history.
- Ensure proper documentation of approvals and revisions.
- Prepare material specifications and architectural BOQs where required.
Quality & Standards
- Ensure adherence to National Building Code (NBC), relevant IS Codes, and local building regulations.
- Promote sustainable and efficient design practices.
- Maintain TNPC's architectural quality standards across all projects.
Roles & Responsibilities
- Lead architectural planning from concept to execution.
- Review consultant drawings for coordination.
- Conduct periodic site inspections.
- Ensure design intent is maintained during construction.
- Support procurement by reviewing architectural materials.
- Prepare architectural specifications.
- Coordinate with procurement for material approvals.
- Support estimation and budgeting during project planning.
- Participate in value engineering exercises.
- Ensure timely issuance of construction drawings.
- Assist in project handover documentation.
Required Qualifications
- Bachelor's Degree in Architecture (B.Arch).
- Master's Degree in Architecture (Preferred).
- Registered with the Council of Architecture (COA) is preferred.
- Valid driving license is an added advantage.
Experience
- Junior Architect: 0–3 years
- Architect: 3–7 years
- Senior Architect: 7+ years
Experience in residential villas, apartments, commercial buildings, and turnkey construction will be preferred.
