We are looking for a seasoned Construction Project Manager to lead the end-to-end delivery of a landmark commercial shopping mall — from concept feasibility and pre-construction through fit-out, commissioning, and handover. This is a high-visibility leadership mandate requiring someone who can balance technical rigour with stakeholder diplomacy, enforce uncompromising quality and safety standards, and drive on-time, within-budget delivery across a complex, multi-trade environment. The role demands demonstrated experience in managing large-format retail or mixed-use developments in the Indian construction landscape, including familiarity with local regulatory frameworks, IS codes, and authority liaison processes.
Key Responsibilities
Project Planning & Schedule Management
Develop a master project execution plan incorporating design milestones, procurement lead times, construction sequencing, and authority approvals. Prepare and maintain a Level-3 / Level-4 CPM schedule using Primavera P6 or equivalent; track critical path activities, issue Early Warning Notices for delays, and lead recovery planning workshops to protect the mall opening date.
Budget Ownership & Cost Control
Own the full project cost plan from GFC stage through final account. Prepare monthly cost reports with variance analysis, manage contingency drawdowns, control change orders via formal variation management, and present financial dashboards to leadership. Proactively identify value-engineering opportunities without compromising design intent or quality.
Stakeholder, Consultant & Vendor Management
Serve as the primary interface for developers, retail anchor tenants, architects, structural and MEP consultants, and statutory authorities. Chair weekly progress and coordination meetings; manage the RFI/submittal register; negotiate and administer subcontract packages including civil, structural, MEP, façade, firefighting, BMS, and interior fit-out trades. Monitor subcontractor performance against KPIs and enforce contractual obligations.
Site Operations, EHS & Quality Assurance
Exercise overall authority over daily site operations. Implement and enforce an EHS management plan in compliance with IS 18001 / ISO 45001 standards and applicable state labour laws. Lead toolbox talks, incident investigations, and safety audits. Establish an ITP (Inspection & Test Plan) framework; conduct or oversee pre-pour inspections, mock-up approvals, and snagging/de-snagging processes. Maintain a zero-tolerance culture for safety violations and quality deviations.
Statutory Approvals & Regulatory Compliance
Manage the end-to-end permitting process including building plan sanctions, structural stability certificates, fire NOC, environmental clearances, lift and electrical inspections, and Occupancy / Completion Certificates from local municipal bodies (RERA, CMDA, HMDA, BBMP, or equivalent). Maintain a live approvals tracker and pre-empt regulatory risks through proactive authority engagement.
Reporting & Risk Management
Publish weekly flash reports and monthly steering-committee presentations covering schedule health, cost status, quality metrics, safety statistics, and risk register updates. Maintain a structured risk log; develop and execute mitigation and contingency plans. Ensure document management discipline across all project records — drawings, correspondence, MOMs, and handover documentation.
Qualifications & Requirements
Education
B.E. / B.Tech in Civil Engineering (mandatory). Post-graduate qualification in Construction Management, Project Management, or MBA (desirable).
Experience
12–18 years of progressive construction experience, with a minimum of 5 years as Project Manager on large-format commercial developments (malls, IT parks, airports, or mixed-use). Prior experience in India is mandatory.
Technical Skills
Proficient in Primavera P6 / MS Project; working knowledge of AutoCAD, Revit / BIM coordination, Procore or equivalent PMIS. Conversant with IS codes, NBC 2016, ECBC, and LEED / GRIHA rating requirements.
Certifications
PMP (PMI) or PRINCE2 strongly preferred. NICMAR / CIOB membership is an added advantage. Valid safety certifications (IOSH / NEBOSH) desirable.
Leadership & Soft Skills
Proven track record leading multi-disciplinary site teams of 30+. Strong negotiation, conflict resolution, and executive communication skills. Ability to manage ambiguity in a fast-paced environment.
Other Requirements
Willingness to be fully site-based. Hindi and English fluency required; knowledge of the regional language of the project location is advantageous.
