Job Summary
We are looking for an experienced Operations Manager to manage the complete facility management operations of a large residential apartment / gated community in Hyderabad. The candidate will be responsible for ensuring smooth day-to-day operations, maintaining service quality, managing manpower, coordinating with the residents' association / client, and ensuring compliance with company and statutory requirements.
Key Responsibilities
- Operations Management
- Manage overall facility management operations of the residential apartment / gated community.
- Ensure smooth functioning of housekeeping, security, MEP, electrical, plumbing, civil, landscaping, STP, WTP, swimming pool and other common-area services.
- Conduct regular site inspections and ensure all services are maintained as per required standards.
- Monitor preventive and breakdown maintenance activities.
- Ensure timely resolution of resident complaints and service requests.
- Client & Resident Management
- Maintain strong relationships with the Association Committee, RWA, residents and client representatives.
- Attend regular client / association meetings and provide operational updates.
- Handle resident escalations professionally and ensure timely closure.
- Prepare and submit daily, weekly and monthly operational reports.
- Understand client requirements and ensure service delivery as per SLA.
- Manpower Management
- Manage and supervise facility management staff, including supervisors, technicians, housekeeping, security coordination teams and other site personnel.
- Ensure proper manpower deployment and shift arrangements.
- Monitor attendance, leave, weekly offs and absenteeism.
- Conduct team meetings, toolbox talks and performance reviews.
- Identify training requirements and improve employee performance.
- Ensure proper grooming, discipline and professional conduct of all employees.
- MEP & Technical Operations
- Oversee electrical, DG, HVAC, plumbing, STP, WTP, fire & safety and other MEP systems.
- Ensure preventive maintenance schedules are followed.
- Monitor equipment performance and maintain proper maintenance records.
- Coordinate with AMC vendors and specialist agencies.
- Ensure breakdowns are attended to within agreed timelines.
- Housekeeping & Common Area Management
- Ensure cleanliness and hygiene of all common areas.
- Monitor housekeeping standards, manpower deployment and consumable usage.
- Ensure proper maintenance of lobbies, corridors, parking areas, clubhouses, swimming pool areas and other amenities.
- Conduct regular quality audits and take corrective action.
- Vendor & Contractor Management
- Coordinate with vendors, contractors and AMC agencies.
- Monitor vendor performance, attendance and work quality.
- Verify service completion and support invoice verification.
- Ensure vendors comply with safety and site requirements.
- Negotiate and coordinate for operational requirements within approved budgets.
- Budget & Cost Control
- Monitor site operating expenses and ensure expenditure remains within the approved budget.
- Control consumption of electricity, water, diesel, chemicals, housekeeping materials and other consumables.
- Identify opportunities for cost savings without compromising service quality.
- Support preparation of annual operating budgets and forecasts.
- Compliance & Documentation
- Ensure compliance with applicable statutory and safety requirements.
- Maintain proper site records, registers, checklists and maintenance documents.
- Ensure fire & life safety systems are regularly inspected and maintained.
- Coordinate statutory inspections, audits and certifications as required.
- Ensure compliance with company policies and client SOPs.
- Emergency & Incident Management
- Handle emergencies such as electrical failures, water supply issues, fire incidents, equipment breakdowns and other critical situations.
- Ensure emergency response procedures are implemented effectively.
- Conduct mock drills and emergency preparedness activities.
- Prepare incident reports and implement corrective/preventive actions.
- Reporting & MIS
- Prepare daily, weekly and monthly operational reports.
- Monitor KPIs, SLA performance and customer complaints.
- Submit manpower, maintenance, utility and expense reports.
- Maintain accurate records of all operational activities.

Candidate Profile
Education:
- Diploma / Bachelor's degree in Engineering, Facility Management, Hotel Management or a related field preferred.
Experience:
- 8–12 years of overall experience in facility management.
- Minimum 3–5 years of experience in a managerial role.
- Strong experience in residential apartments, gated communities, townships or large residential facilities is preferred.
- Experience handling large manpower teams and multiple facility services.

Candidates from Facility Management companies, Integrated Facility Management, Residential Communities, Gated Communities, Townships, Hotels or large commercial facilities with strong residential operations experience will be preferred.
Salary: As per experience and company budget
Location: Hyderabad
Pay: ₹60,000.00 - ₹100,000.00 per month
