Job Title: Assistant Facility Manager – Technical
Location: Manyata Tech Park, Bangalore
Reporting To: Facility Manager / Technical Lead
Role Overview
The Assistant Facility Manager – Technical is responsible for managing and ensuring smooth operation of all technical services within the facility, including MEP systems. The role focuses on uptime, compliance, vendor management, preventive maintenance, and delivering high-quality technical services in a large, complex commercial environment like Manyata Tech Park.
Key Responsibilities
1. Technical Operations & MaintenanceOversee day-to-day operations of Mechanical, Electrical, and Plumbing (MEP) systems including HVAC, DG sets, UPS, electrical panels, STP/ETP, and water systems.
Ensure 100% uptime of critical systems supporting business continuity.
Implement preventive and predictive maintenance programs as per OEM guidelines.
Monitor system performance and take corrective actions to minimize downtime.
2. Service Delivery ExcellenceEnsure all technical services are delivered as per defined service levels and maintenance strategy.
Conduct regular inspections of plant rooms, equipment, and systems.
Maintain service delivery standards aligned with organizational and client expectations.
3. Vendor & Contractor ManagementManage and supervise technical service vendors and contractors.
Ensure compliance with scope of work, SLAs, and safety standards.
Conduct performance evaluations and drive accountability through KPIs.
Verify vendor billing in line with contracts and service delivery.
4. Customer & Stakeholder EngagementAct as the key technical point of contact for client stakeholders within the park.
Address and resolve technical issues raised by occupants in a timely manner.
Build strong relationships with tenants, occupants, and internal teams.
5. SLA & Performance MonitoringDefine, track, and report SLA/KPI performance for all technical services.
Maintain logs, reports, and dashboards related to system uptime and service efficiency.
Drive continuous improvement in technical operations through analytics and insights.
6. Financial ManagementMonitor and control technical budgets including maintenance, utilities, and repairs.
Identify opportunities for cost optimization and energy savings.
Support preparation of budgets and track expenditure against plan.
7. Energy & Sustainability ManagementTrack energy consumption and drive energy efficiency initiatives.
Implement sustainability practices (water conservation, waste reduction, green initiatives).
Support ESG and sustainability reporting requirements.
8. Statutory Compliance & SafetyEnsure compliance with all statutory regulations (electrical safety, fire safety, pollution control, etc.).
Maintain all statutory documentation, logs, and audit readiness.
Conduct regular safety checks, risk assessments, and emergency drills.
Ensure adherence to EHS (Environment, Health & Safety) standards.
9. Project & Transition SupportSupport minor technical projects such as upgrades, refurbishments, and installations.
Collaborate with project teams during fit-outs or expansions.
Ensure smooth transition of new assets into operations.

Qualifications & ExperienceBachelor’s Degree / Diploma in Electrical / Mechanical Engineering
5–8 years of experience in technical facilities management (preferably IT parks / commercial complexes)
Experience managing large-scale campuses like tech parks is highly preferred
Preferred CertificationsElectrical Supervisor License (mandatory/preferred)
NEBOSH / IOSH
Certified Facility Manager (CFM) / FMP (added advantage)
