Senior Construction Manager - High-Rise Greenfield Projects
Position Overview
We are seeking an accomplished Senior Construction Manager to lead the delivery of high-rise greenfield construction projects from inception through completion. This senior leadership role requires extensive experience managing complex vertical construction while coordinating multiple disciplines, ensuring safety excellence, maintaining quality standards, and delivering projects on schedule and within budget.
Core Responsibilities
Project Leadership & Execution
Lead overall construction management for high-rise greenfield projects encompassing site establishment, foundation works, superstructure construction, façade installation, MEP systems integration, and interior fit-out through to handover. Develop and implement comprehensive construction execution strategies aligned with project objectives and client requirements. Establish project governance frameworks including organizational structures, reporting protocols, and decision-making hierarchies. Direct project mobilization activities including site setup, temporary facilities, logistics planning, and resource deployment. Manage critical interfaces between construction phases and coordinate sequencing across multiple work fronts to optimize productivity and schedule performance.
Team Management & Leadership
Build and lead high-performing project teams including construction managers, engineers, coordinators, and site supervision staff. Provide clear direction, mentorship, and professional development opportunities to team members. Conduct regular performance reviews and implement capability development programs. Foster collaborative team culture focused on safety, quality, and delivery excellence. Interface with senior client representatives, consultants, contractors, and regulatory authorities at executive level. Chair senior project meetings including monthly progress reviews, risk workshops, and stakeholder coordination sessions.
Planning, Scheduling & Progress Management
Oversee master project scheduling and coordinate detailed construction sequencing across all trades and disciplines. Monitor critical path activities and implement recovery strategies when delays threaten milestone achievements. Direct look-ahead planning processes ensuring material procurement, workforce availability, and equipment resources align with construction requirements. Manage progress measurement systems and verify completed work against payment schedules. Coordinate tower crane operations, hoist schedules, and vertical material logistics specific to high-rise construction. Implement advanced construction methodologies including prefabrication strategies, off-site manufacturing integration, and vertical transportation optimization.
Contract & Commercial Management
Administer head contracts and manage relationships with principal contractors and major subcontractors. Oversee variation management processes including assessment, pricing negotiation, and approval workflows. Direct claims management and dispute resolution activities, escalating to senior management when required. Monitor commercial performance including cost forecasting, cash flow management, and budget tracking. Review and approve subcontractor payment certificates ensuring accuracy and contractual compliance. Manage extension of time claims and assess contractor entitlements under contract provisions.
Quality & Compliance Assurance
Ensure construction quality meets design specifications, building codes, and client requirements throughout all phases. Implement inspection and testing protocols specific to high-rise construction including concrete strength verification, structural steel connections, façade performance testing, and MEP systems commissioning. Review and approve method statements, risk assessments, and construction methodologies for high-risk activities including working at height, heavy lifting operations, and façade installation. Coordinate regulatory inspections and building authority approvals at key construction stages. Oversee defects management through punch list compilation, rectification tracking, and practical completion certification.
Safety, Health & Environment Leadership
Champion safety culture and ensure zero-harm principles are embedded across project operations. Enforce strict compliance with safety regulations, company policies, and industry best practices for high-rise construction. Conduct regular site safety inspections and participate in incident investigations with implementation of corrective actions. Oversee high-risk work activities including tower crane operations, edge protection systems, scaffolding, fall prevention measures, and confined space work. Monitor environmental compliance including dust suppression, noise management, waste disposal, and erosion control. Lead emergency response planning and ensure site preparedness for potential incidents.
Risk & Issue Management
Identify, assess, and manage project risks across technical, commercial, schedule, safety, and stakeholder dimensions. Develop risk mitigation strategies and contingency plans for high-impact scenarios. Monitor risk registers and implement proactive measures to minimize risk realization. Resolve complex technical and coordination challenges through systematic problem-solving and collaboration with design teams. Manage unforeseen conditions, design changes, and scope variations with minimal impact to project objectives.
Stakeholder & Client Relations
Serve as primary construction interface with client representatives and senior stakeholders. Prepare and present comprehensive progress reports, financial summaries, and risk assessments for client review meetings. Manage client expectations regarding schedule performance, budget status, and quality deliverables. Coordinate public relations activities and manage community engagement for projects in sensitive urban environments. Facilitate coordination with adjacent property owners, local authorities, and utility providers affected by construction activities.
Required Qualifications
Essential Experience
Minimum 15-18 years of progressive construction management experience with at least 8 years focused on high-rise buildings (15+ floors). Demonstrated track record managing greenfield projects from ground-breaking through completion and handover. Proven success delivering multiple high-rise projects on time and within budget. Experience with various contractual delivery methods including Design-Build, Construction Management, and Traditional Lump Sum contracts.
Technical Expertise
Deep understanding of high-rise construction methodologies including foundation systems (piled foundations, raft slabs, basement construction), core and outrigger structural systems, post-tensioned concrete construction, structural steel erection and connections, curtain wall and façade systems, and vertical transportation systems. Knowledge of MEP systems integration in high-rise buildings including electrical distribution, HVAC systems, plumbing and drainage, fire protection and life safety systems, and building automation systems. Familiarity with advanced construction technologies including BIM coordination and 4D scheduling, prefabrication and modular construction, crane and hoist logistics optimization, and construction management software platforms.
Education & Certifications
Bachelor's degree in Civil Engineering, Construction Management, or related discipline.
