About Spynora Holiday Homes
Spynora Holiday Homes is a growing hospitality management company managing resorts, villas, and holiday homes. We work with property owners to improve their property's revenue, occupancy, distribution, sales, guest experience, and overall commercial performance.
We are looking for a Revenue & Key Account Manager who can take ownership of the commercial performance of our managed properties while building strong, long-term relationships with property owners.
About the Role
The Revenue & Key Account Manager will be responsible for managing the revenue, occupancy, pricing, OTA performance, sales performance, and owner relationships of Spynora's managed properties.
This is a commercial, analytical, and target-driven role. The ideal candidate should understand how holiday homes, villas, resorts, and hospitality properties generate revenue and should be able to turn data and market opportunities into measurable results.
Key Responsibilities1. Revenue Management
- Develop and implement dynamic pricing strategies based on demand, seasonality, occupancy, competition, and market conditions.
- Monitor occupancy, ADR, RevPAR, booking pace, revenue, and profitability.
- Identify opportunities to increase room rates and maximize property revenue.
- Prepare revenue forecasts and property-wise revenue plans.
- Identify underperforming properties and implement corrective strategies.
- Optimize weekday, weekend, seasonal, and special-event pricing.
2. OTA & Distribution Management
- Manage and optimize Airbnb, Booking.com, Agoda, MakeMyTrip, and other OTA channels.
- Monitor rates, availability, inventory, restrictions, promotions, and booking performance.
- Optimize property listings to improve visibility, conversion, and revenue.
- Monitor OTA ranking, reviews, cancellations, and channel performance.
- Ensure accurate room inventory and pricing across all distribution channels.
- Coordinate with Operations and Reservations teams to avoid availability and inventory issues.
3. Key Account & Property Owner Management
- Act as the primary commercial point of contact for assigned property owners.
- Build strong and professional relationships with property owners.
- Conduct regular performance reviews with owners.
- Present property-wise revenue, occupancy, pricing, and booking performance.
- Explain market trends and revenue strategies to property owners.
- Address owner concerns and coordinate internally for timely resolution.
- Identify opportunities to improve owner returns and property performance.
- Maintain strong owner retention and long-term partnerships.
4. Sales & Commercial Growth
- Develop opportunities through travel agents, corporate clients, DMCs, B2B partners, and direct sales.
- Support the sales team in increasing bookings and revenue.
- Develop seasonal packages, offers, and promotional strategies.
- Work with the Business Development team during new-property onboarding.
- Support commercial proposals, revenue projections, and property launch strategies.
5. Market & Competitor Analysis
- Monitor competitor pricing, availability, promotions, and positioning.
- Track market demand, seasonality, events, and local market trends.
- Benchmark Spynora properties against competing properties.
- Recommend pricing and promotional changes based on market intelligence.
6. Reporting & Performance Management
Prepare and maintain:
- Daily/weekly booking reports
- Occupancy reports
- ADR & RevPAR reports
- Revenue reports
- OTA performance reports
- Property-wise sales reports
- Owner performance reports
- Monthly revenue forecasts
- Property performance dashboards
Key Performance Indicators (KPIs)
The role will be measured against clear commercial outcomes:
- Improvement in ADR and RevPAR
- Improved OTA visibility and conversion
- Growth in direct and B2B bookings
- Improved property-level profitability
- 95%+ owner retention
- Achievement of monthly revenue targets
- Accurate and timely performance reporting
Requirements
- 2–5 years of experience in Revenue Management, Key Account Management, Hospitality Sales, OTA Management, Hotel/Resort Revenue, or Holiday Homes.
- Strong understanding of the holiday-home, villa, resort, or hotel business model.
- Hands-on experience with Airbnb, Booking.com, Agoda, MakeMyTrip, or similar OTA platforms.
- Strong understanding of dynamic pricing and revenue optimization.
- Experience managing property owners or key accounts.
- Strong analytical and commercial thinking.
- Excellent communication, negotiation, and presentation skills.
- Strong Excel/Google Sheets and reporting skills.
- Ability to work with revenue and occupancy targets.
- Strong problem-solving and follow-up skills.
- Ability to manage multiple properties and priorities simultaneously.
