Job Title: Project Manager – Interior Design & ExecutionJob Overview
We are seeking a highly organized, proactive, and technically skilled Project Manager (Interior Design & Execution) to lead projects from the post-design phase through to final site handover. You will act as the crucial bridge between our design team, clients, vendors, and site supervisors.
Your primary mission is to ensure that turnkey residential and commercial interior projects are executed precisely to design specifications, delivered on schedule, kept within budget, and completed to the highest standards of quality.
Key Responsibilities1. Project Planning & Scheduling
- Timeline Management: Develop detailed project schedules (using Gantt charts, MS Project, or similar tools) outlining critical milestones from civil/MEP work to final styling.
- Resource Allocation: Allocate site supervisors, specialized artisans, and labor forces efficiently across multiple active sites.
- Design-to-Site Transition: Review working drawings, Good-for-Construction (GFC) drawings, and 3D renders with the design team to identify and resolve structural or execution bottlenecks before work begins on-site.
2. Cost, Budget & BOQ Management
- BOQ Adherence: Strict monitoring of the Bill of Quantities (BOQ) to prevent material wastage and cost overruns.
- Material Requisition: Raise timely material indents and coordinate with the procurement team to ensure zero downtime on site.
- Vendor Billing: Verify and validate measurements, specialist vendor invoices (carpentry, MEP, glass, metalwork), and running account (RA) bills for contractors.
3. Execution & Quality Control
- On-Site Supervision: Conduct regular site visits to audit the quality of finishes, ensuring strict alignment with approved designs and material specs.
- MEP & Civil Coordination: Oversee critical hidden services including electrical layouts, HVAC routing, plumbing, and automation systems before detailing/paneling begins.
- Snagging: Conduct rigorous snagging cycles throughout the project lifecycle and ensure immediate rectification of defects prior to client walkthroughs.
4. Vendor & Contractor Management
- Onboarding: Manage a robust network of reliable contractors, carpenters, fabricators, and MEP consultants.
- SLA Enforcement: Ensure all site teams strictly adhere to safety protocols, working hours, and quality benchmarks.
5. Client & Stakeholder Communication
- Progress Reporting: Provide transparent, regular milestone updates (weekly status reports, photo logs) to clients and internal leadership.
- Change Order Management: Formally document and process any deviations from the initial scope or client-requested changes, updating budgets and timelines accordingly.
Key Performance Indicators (KPIs)
- Project Delivery Variance: Completing projects within $\pm5\%$ of the committed timeline.
- Budget Optimization: Managing execution within the approved BOQ budget, minimizing unapproved variations.
- Quality & Snag Score: Achieving a zero-snag delivery at final client handover.
- Client Satisfaction: Seamless communication resulting in a positive post-handover relationship.
Required Skills & Qualifications
- Experience: 4–7 years of proven experience managing high-end residential, commercial, or retail interior execution/turnkey projects.
- Education: Bachelor’s Degree/Diploma in Interior Design, Architecture, Civil Engineering, or Construction Management.
- Technical Proficiency: * Deep understanding of interior materials (wood substrates, veneers, stones, hardware mechanisms, specialized wall finishes).
- Ability to flawlessly read and interpret architectural blueprints, MEP layouts, and detailed carpentry production drawings.
- Proficiency in project management software, MS Excel, and basic AutoCAD reviewing capabilities.
- Soft Skills: Sharp negotiation skills, exceptional crisis-management capability, and a collaborative mindset to work alongside creative designers.
