About Us
Neelachala Homes is a real estate development firm based in Bhubaneswar with multiple active residential projects ranging from 8-unit premium builds to 190+ unit developments. We are hiring a performance marketer who will directly own lead generation for our projects and work closely with the sales team to drive site visits and bookings.
This is not a social media management role. This is a lead generation and paid ads role where your performance is measured by qualified leads, cost per lead, and site visits — not likes and followers.
What You'll Do
Run and optimise Meta (Facebook + Instagram) ad campaigns daily with a monthly ad budget of ₹25,000–₹35,000.
Set up lead generation campaigns, retargeting audiences, and lookalike audiences in Meta Ads Manager.
Track and reduce cost per qualified lead (CPL) week over week.
Coordinate with the telecaller and field sales person to ensure leads are followed up and feedback on lead quality reaches you.
Produce 2–3 ad creatives per week using Canva or AI tools (no advanced graphic design needed — we need clear, conversion-focused visuals, not art).
Set up and manage Facebook Pixel / Conversions API for tracking.
Report weekly to the Director with spend, leads, CPL, lead quality, and site visits.
Maintain basic social media presence (2–3 posts/week) — this is secondary to your core ads work.
What We're Looking For
Must Have (Non-Negotiable):
1.5–3 years of hands-on experience running Meta Ads (Facebook/Instagram) for lead generation — not just boosting posts.
Proven experience managing ad budgets of ₹15,000/month or more independently.
Ability to navigate Meta Ads Manager confidently — campaign setup, audience creation, budget allocation, A/B testing.
Experience with lead generation campaigns (lead forms, CTWA, or landing page funnels).
Proficiency in Canva for quick creative production.
Based in Bhubaneswar or willing to relocate immediately.
Good to Have (Bonus, Not Required):
Experience in real estate, property, or high-ticket product marketing.
Working knowledge of Google Ads.
Familiarity with CRM tools (Workveu, Zoho, or similar).
Understanding of WhatsApp marketing tools (AiSensy or similar).
What Success Looks Like in 30 Days
Audit existing campaigns and propose an optimisation plan.
Launch or restructure Meta ad campaigns with proper audience targeting.
Set up retargeting for website visitors and ad engagers.
Deliver first weekly performance report to the Director.
Generate a minimum of 50 leads in Month 1.
What Success Looks Like in 90 Days
Consistent lead flow of 100+ leads/month at CPL under ₹200.
At least 10–15 site visits generated per month from your campaigns.
Clear understanding of which creatives, audiences, and placements perform best.
Functional retargeting and lookalike audience system running.
Compensation
Fixed: ₹25,000 – ₹35,000/month (based on experience and demonstrated skill).
Performance Incentive: ₹3,000–₹5,000/month if monthly lead targets are met.
Growth: As projects scale, ad budgets and responsibilities will grow with you.
