SUMMARY
Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and maintaining grounds by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
- Maintains security access system including processing of badges of all employees.
- Responds to all alarms in facilities.
- Maintains key storage for access to all company facilities and distributes appropriately.
- Directs workers engaged in ground maintenance activities.
- Requisitions tools, equipment, and supplies.
- Inspects completed work for conformance to specifications, and standards.
- Interprets company policies to workers and enforces safety regulations.
- Establishes or adjusts work procedures to meet production schedules.
- Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
- Analyzes and resolves work problems or assists workers in solving work problems.
- Initiates or suggests plans to motivate workers to achieve work goals.
- Maintains time and production records for subordinates.
- Establishes and monitors cleaning schedules for buildings.
- Confers with other supervisors to coordinate activities of individual departments.
- Performs activities of workers supervised.
SUPERVISORY RESPONSIBILITIES:
Directly supervises employees in the Janitorial department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

Knowledge of:
Planning, organizing and direction of custodial staff; Basic computer skills including keyboarding; Computer programs including Word, Excel, and Outlook; Security systems; Basic repair techniques and appropriate use of tools; Company policies and procedures as outlined in the employee handbook;
Ability to:
Plan, coordinate and document projects; Develop and maintain professional relationship with peers across departments; Operate personal computer and all necessary software;
EDUCATION and/or EXPERIENCE:
Minimum 10 + 2 education; or six months to one-year related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of an organization.
MATHEMATICAL SKILLS:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS:
Valid driver's license or other Government issued ID.

While performing the duties of this job, the employee frequently works in inside environmental conditions.
