Role Overview
We are looking for an experienced Architect with 5+ years of experience to support real estate projects in North Goa from concept development through execution.
The candidate will be responsible for reviewing and enhancing architectural designs, coordinating with architects and consultants, checking drawings and technical deliverables, supporting approvals, conducting site visits, and ensuring that the project is practical, cost-efficient, premium, and aligned with the developer's vision.
The ideal candidate should have a strong understanding of real estate development, architectural design, construction coordination, and project execution. Experience with Goa-based projects and local development norms will be preferred.
Key Responsibilities:-
1. Design Review & Development
- Review architectural concepts, layouts, master plans, elevations, unit plans, and presentations.
- Identify design gaps and suggest practical improvements.
- Review space planning, circulation, parking, amenities, services, and landscape integration.
- Ensure efficient utilisation of saleable and usable areas.
- Review designs from both customer and developer perspectives.
2. Design Enhancement & Value Addition
- Suggest design improvements to enhance project appeal and customer experience.
- Work on villas, apartments, plots, clubhouse, amenities, landscape, entry areas, roads, parking, and service areas.
- Recommend improvements in façade, materials, finishes, layouts, and overall design language.
- Help create premium and commercially viable project concepts.
3. Consultant & Vendor Coordination
Coordinate with and review deliverables from:
- Principal Architects
- Structural Consultants
- MEP Consultants
- Landscape Consultants
- Interior Designers
- Surveyors
- Soil Testing Agencies
- Contractors
- Liaison Consultants
- 3D Visualisation Teams
- BOQ / Estimation Consultants
Ensure drawings, reports, estimates, presentations, and technical submissions are delivered accurately and within timelines.
4. Drawing & Technical Review
- Review plans, sections, elevations, working drawings, detail drawings, and GFC drawings.
- Coordinate architectural, structural, MEP, landscape, and execution drawings.
- Identify design clashes and inconsistencies before execution.
- Maintain proper drawing records and version control.
- Ensure the latest approved drawings are circulated to relevant stakeholders.
5. Project Development Coordination
- Support early-stage project planning and development feasibility.
- Assist in preparing design briefs for architects and consultants.
- Coordinate with development, procurement, legal, sales, marketing, and liaison teams.
- Track design milestones, consultant deliverables, and project timelines.
- Support project budgeting through area statements, material recommendations, and design inputs.
6. Site & Execution Support
- Conduct regular site visits to monitor work against approved drawings and design intent.
- Identify execution deviations and coordinate corrective actions.
- Review mock-ups, materials, finishes, and workmanship.
- Coordinate with contractors and consultants for design clarifications.
- Provide timely design inputs during construction.
7. Approvals & Regulatory Coordination
- Coordinate with liaison consultants for approval-related drawings and documentation.
- Review designs for compliance with applicable Goa development regulations, FAR/FSI, setbacks, height restrictions, parking, fire and other statutory requirements.
- Support documentation required for RERA, environmental, fire, utility, and local authority approvals.
8. Market & Competitor Benchmarking
- Study luxury residential and hospitality-led developments in Goa.
- Benchmark layouts, amenities, façade, landscape, design language, and customer experience.
- Identify design trends and opportunities to improve project competitiveness.
- Support sales and marketing teams with project-related design inputs.
Additional Responsibilities:-
Design Brief & Consultant Scope
- Prepare design briefs covering project vision, target audience, product mix, design language, area requirements, amenities, cost direction, and timelines.
- Assist in defining scopes and deliverables for external consultants.
Cost Optimisation
- Review design and BOQ from a practical perspective.
- Suggest alternative materials, layouts, and design solutions to optimise cost without compromising quality or project positioning.
Sales & Customer Experience Support
- Support the sales team in understanding layouts, unit efficiency, amenities, and project design.
- Review projects from the end-user's perspective, including:
- Arrival and entry experience
- Privacy
- Natural light and ventilation
- Views
- Walkability
- Amenities
- Maintenance practicality
Design Risk Tracking
Maintain a tracker for:
- Pending drawings
- Consultant delays
- Approval risks
- Design clashes
- Cost escalation risks
- Execution-related design issues
Required Skills & Experience
- 5+ years of relevant experience in architecture / real estate development / construction / project development.
- Strong architectural design and drawing review skills.
- Experience in reviewing layouts, master plans, working drawings, and GFC drawings.
- Good understanding of construction and site execution.
- Strong consultant, contractor, and vendor coordination skills.
- Knowledge of Goa development norms and approval processes will be an advantage.
- Understanding of FAR/FSI, setbacks, parking, fire norms, and statutory requirements.
- Ability to balance design, cost, execution, and commercial requirements.
- Strong communication, coordination, follow-up, and documentation skills.
- Real estate developer-side experience will be preferred.

Ideal Candidate Profile
The ideal candidate should be someone who is design-oriented but also commercially and practically driven. The person should be comfortable working closely with architects, consultants, contractors, and internal business teams and should be capable of taking ownership of design coordination from concept to execution.
Preference: Candidates with experience in Goa-based residential, luxury residential, villa, hospitality, or real estate development projects will be preferred.
Pay: ₹50,000.00 - ₹60,000.00 per month
