Senior Lease Analyst
JBS Lease Administration (Gurugram)
Reporting to: Team Lead/Assistant Manager Lease Administration
Key Stakeholders: Account managers, Hub Leads, Clients and their teams

What this job involves:

Do you work independently without close supervision? We can offer you an exciting role where you can use this passion to enhance your skills and deliver consistent and qualitative Lease Administration Abstraction services for JLL Clients. You will liaise with internal parties to obtain appropriate lease documentation, work closely with colleagues within other Lease Administration teams to ensure workload is completed in a timely and accurate manner and escalate issues where required. This may include scope discussions; abstract critical and key information from leases and other contract documentation; abstract information into various lease database systems.

Core Responsibilities:
Serve as the first point of escalation for a group of property managers, clients, and the offshore lease administration team regarding lease administration queries and instructions.
Conduct lease abstractions for new setups, renewals, assignments, and modifications
Maintain control sheets/calendars and ensure accurate MRI data capture
Manage monthly tasks: rent reviews, minor adjustments, PLI certificates, LA reporting review
Collaboration & Support:
Attend monthly/quarterly lease administration meetings
Provide CALA and MRI training to Property Managers
Support Property Managers with ad-hoc tasks, client reporting
Attend monthly meetings with Property Managers in preparation for next months rentup.
Liaise with tenants, owners, and internal teams when necessary
Quality Assurance:
Manage abstraction with weekly reviews
Maintain accurate record keeping and data integrity
Drive standard processes and improvements across lease administration functions
System & Data Management:
Manage MRI and CALA Workflow System
Maintain consistency between tenancy schedules and master data
Review Acumen queries and MRI Quality Dashboard
Handle CALA processes, training, access and monthly reviews
Advanced Functions:
Conduct various audits (lease, bank guarantees, PLI, market reviews)
Support Property Manager
Review client Lease Admin reporting and action as required
Serve as MRI champion, including system imports and transition
Key Result Areas
Accuracy of Lease Data Management: Timely and error-free entry, validation, and updating of all lease information, including key terms, financials, and critical dates.
Compliance and Risk Management: Ensuring all lease obligations, legal requirements, and internal controls are met and identifying and mitigating risks proactively.
Financial Management: Accurate processing of rents, outgoings, rent reviews, lease incentives, and other charges in accordance with lease terms and company policies.
Critical Date Management: Monitoring and actioning critical dates for renewals, options, rent reviews, expiries, and break clauses to avoid missed deadlines.
Reporting and Analytics: Delivering clear and timely lease reports and analysis to key stakeholders, tailored to client or business requirements.
Stakeholder Engagement: Promptly responding to queries from internal teams, clients, landlords, and tenants, and supporting decision-making processes.
Process Improvement: Identifying and implementing process efficiencies in lease administration systems, documentation, and workflows.
Document Management: Maintaining organised, complete, and up-to-date lease documentation and correspondence for audit and operational purposes.

We’re looking for B. Com/BBA/MBA, having Lease Abstraction expertise with at least 3-5 years of experience in Property Management experience required with a thorough knowledge of Property related functions and Retail Shop Lease Act.
Immaculate knowledge
You should possess sound computer skills in Microsoft Office (MS Excel, Outlook)

Excellent Communication – Written and Verbal
Lease Reading / Interpretation of legal documents, exceptional experience required
Advanced Word and Excel
