About the Role:
We are seeking for a skilled Legal Executive to manage comprehensive legal documentation, title verification, drafting, compliance, and stakeholder coordination. This role ensures legal soundness of land transactions, regulatory compliance, and smooth project execution.
Roles & Responsibilities:
1. Legal Advisory support
· Provide suitable Legal advice to the management in any legal related matters as and when required.
· Examine contracts to provide legal controls and checkpoints.
· Provide timely advise to other departments on concerns/queries having a legal impact
· Advises customer on stamp duty and other relevant regulations.
· Provides required documents to customers such as documents required during filing for housing loans/ addition of name of spouse/ transfer of property to another buyer.
· Generate a knowledge repository for updates on laws, regulations, ordinances, by-laws relating to real estate industry and make the same available to the team.
2. Document Management & Archiving
- Organize, categorize, and maintain physical/digital repositories for project documents (land records, approvals, agreements, deeds).
- Scan, index, and upload documents to storage devices.
- Track versions, maintain audit trails, and ensure easy retrieval for teams/audits.
3. Legal Document Drafting
- Draft sale deeds, GPA, SPA, sale agreements, partition deeds, release deeds, and MOUs using company templates.
- Prepare allotment letters, affidavits, and supporting legal documents.
- Basic drafting of agreements with legal team review for complex matters.
4. Title Verification & Due Diligence
- Check flow of title and verify property documents (RTC, khata, EC, mutation records).
- Handle revenue records for both agricultural and converted land parcels.
- Conduct legal analysis, research legal issues, and draft legal opinions/memoranda/briefing documents.
5. Registration & Compliance
- Upload documents to Kaveri Online Services for stamp duty and registration.
- Coordinate with stamp vendors, book Sub-Registrar appointments, and conduct registrations.
- Ensure compliance with Karnataka Stamp Act, Registration Act, RERA, Land Revenue Act, Land Reform Act, and SC/ST (Prevention of Atrocities) Act.
6. Government Liaison & Follow-ups
- Liaise with BBMP/BDA/Tehsildar for NOCs, khata transfers, conversion orders, and approvals.
- Follow up with landowners, brokers, clients, and departments for pending documents/signatures.
7. Contract & Advisory Support
- Monitor implementation of legal clauses in contracts and agreements.
- Provide sound legal advice on land acquisition, transactions, and compliance matters.
- Coordinate dispute resolution, settlements, and formalities as needed.
8. Deal Evaluation
· Conduct detailed due diligence on land records (title, deeds, check if there are cases against it) as per the due diligence checklist and create Title Scrutiny of land documents, preparation of preliminary title reports before the meeting with the JV Partner.
· Maintains comprehensive documentation of land records and related transactions
· Assists business development team in finalizing the deal for the execution.
· Advises on the legal structure of the deal such as – sharing process with JVP- revenue/area/ profits in consultation with other consultants.
· Assists business development during negotiation with JV Partner and JVP’s advocates/ solicitors on commercials of the deal.
9. Reporting & Process Optimization
- Generate status reports on document/registration timelines and compliance metrics.
- Maintain SOPs/checklists for end-to-end workflows.
- Flag risks/delays to management with recommendations.
10. Litigation
· Drafting knowledge of notices/reply notice/letters to any govt., & non-govt. authorities.
· Draft and review pleadings.
· Representing in court hearing
11. Process Adherence
· Adheres to project timelines
· Complies with company defined guidelines and processes
· Responsible for maintaining all legal records & documents within the legal department.
12. Process Improvement
· Identifies processes/procedures in own work area that need improvement.
· Undertakes process improvement activities in own work area
· Recommends process improvement ideas to streamline efficiency/costs/productivity
Qualifications:
- 3-5 years experience in real estate legal documentation, title scrutiny, and Karnataka land laws.
- Strong knowledge of Land Reform Act, Land Revenue Act, and SC/ST Act.
- Proficiency in drafting sale deeds, GPA, SPA, sale agreements, partition/release deeds, MOUs.
- Expertise in Kaveri portal, revenue records (agricultural/converted land), title flow verification.
- Fluent in Kannada (written and verbal) for document drafting and stakeholder communication.
- LLB or legal diploma preferred; practical experience prioritized.
- MS Office, scanning tools, cloud storage proficiency.
- Ability to work independently and in teams with excellent organizational skills.
Location and Commitments:
● Location: Banshankari, Bangalore
● Work Days: 6 days a week
● Working Hours: 9 hours per day
● Timings: 9 AM to 6 PM / 10 AM to 7 PM (as per business requirement)
● Weekly Off: 1 day per week, typically Sunday or as per company policy
Salary Package Details:
· CTC: As per market standards*
· Other Benefits: Paid leaves (12 sick + 12 annual), opportunities for training & skill development
· Review Cycle: Annual role review for increments and promotions based on performance
