Job Description – Purchase Manager

Department: Purchase / Procurement

Designation: Purchase Manager
Location: Noida / Greater Noida
Experience: 8–12 Years

Job Summary

We are looking for an experienced Purchase Manager to manage and oversee the procurement activities for our real estate and construction projects. The candidate will be responsible for sourcing construction materials, negotiating with vendors, ensuring timely procurement, maintaining cost efficiency, and developing strong vendor relationships.

The ideal candidate should have strong knowledge of construction materials, vendor management, procurement processes, rate negotiation, and project-based purchasing.

Key Responsibilities

Plan and manage procurement activities for construction and real estate projects.
Source and procure civil, electrical, plumbing, MEP, finishing, and general construction materials as per project requirements.
Identify, evaluate, and develop reliable vendors and suppliers.
Obtain quotations, compare rates, negotiate prices, and finalize purchase orders.
Ensure timely availability of materials at project sites to avoid delays in construction activities.
Maintain and regularly update the vendor/supplier database.
Negotiate commercial terms, credit periods, delivery schedules, and quality requirements with vendors.
Monitor market prices and identify opportunities for cost savings.
Coordinate with Project, Planning, Stores, Accounts, MEP, and Site teams for procurement requirements.
Review Material Requisition/Indent and ensure procurement is made as per approved specifications and quantities.
Prepare and issue Purchase Orders (POs) after obtaining necessary approvals.
Follow up with suppliers regarding order confirmation, dispatch, delivery, and pending materials.
Ensure materials received are as per approved specifications, quality standards, and agreed rates.
Resolve issues related to material shortages, quality, delivery delays, and vendor disputes.
Maintain proper documentation of quotations, comparative statements, purchase orders, invoices, and vendor records.
Coordinate with the Accounts team for invoice verification and payment processing.
Develop and maintain long-term relationships with key suppliers.
Ensure compliance with company procurement policies and approval processes.
Prepare regular reports on purchase status, pending orders, cost savings, vendor performance, and procurement expenditure.
Support project teams in controlling material costs and optimizing procurement budgets.

Key Skills & Competencies

Strong knowledge of construction and building materials.
Excellent vendor development and negotiation skills.
Good understanding of procurement processes and commercial terms.
Strong analytical and decision-making abilities.
Good knowledge of MS Excel and procurement documentation.
Ability to handle multiple projects and urgent material requirements.
Strong communication and coordination skills.
Cost-conscious and result-oriented approach.
Knowledge of ERP/procurement software will be an added advantage.

Qualification

Bachelor's Degree / Diploma in Civil Engineering, Mechanical Engineering, Supply Chain, Procurement, or a related field.
MBA/PG Diploma in Supply Chain Management or Procurement will be an added advantage.

Experience

8–12 years of relevant experience in purchase/procurement, preferably in the real estate, construction, or infrastructure industry.
Candidates with experience in handling procurement for high-rise/group housing projects will be preferred.
