- This position is responsible for Managing Facilities in all the multiple Projects maintenance functions by providing both a reactive and proactive, multi-skilled maintenance service on all operational equipment and facilities infrastructure
Responsibilities and Duties :
- Maintaining that all the services provided by (i.e., Security, House Keeping, etc) are running smoothly to the entire satisfaction of the client.
- To ensure the people management at site selection, site induction, attendance, discipline, leave, registers.
- To ensure that AMC schedules, renewals are followed. All maintenance is carried out as per schedule and service reports are kept properly.
- To interact and co-ordinate with client representatives.
- Overseeing the maintenance and control of facilities management records for Soft services.
- Establishing and maintaining appropriate customer services.
- Interfaces with customers and resolves problems related to soft services.
- Cleaning of Floor, proper upkeep of light fixtures.
- Proper cleaning and upkeep of all common areas.
- Ensuring proper functioning of all amenities.
- Supervision, Monitoring and Control of Horticulture activities
- Supervising MEP services
- Checking of the tool inventory of mechanical & electrical (M&E) staff by monitoring regularly
- Monitoring daily checklist of all technical installation at site Send monthly - verified attendance - statement to - HO for salary processing of staff.
- Follow monthly billing process & send all bills to HO as specified
- Ensure inventory is always maintained at site to meet any urgent requirements for normal defects and for PPM (Planned Preventive Maintenance).
- If required Obtain quotations and prepare comparative statements & get approval of work from client.
- Ensure that prior to shut down of any kind of facility (i.e. power interruption, A / c.
- water supply, lifts, fire system, civil repairs etc.) occupier / client are intimated well in advance for their consent / approval.
- Ensure that work permits to all the contractors / vendors are issued by the concerning department Head. Simultaneously ensuring that keys are issued to them of respective work area through proper channel making entry in key register book.
- Handling all emergency situations while completing all required paperwork Contact supervisor when required
- Monitoring rooms/rentals by ensuring that doors are locked and lights are off when rooms are not in use.
- Will Work as a team player with co-workers and in conjunction with other departments
- Ensure all facility first aid kits are properly stocked with non-expired items
- Attending all required staff meetings and training.
- Managing budgets
- Oversees and supervises the quality of work for other employees to ensure that all tasks are performed correctly, efficiently, and effectively.
- Inspecting buildings’ structures to determine the need for repairs or renovations
- Controlling activities like parking space allocation, waste disposal, building security etc.

Qualifications and Skills
- Graduate in Civil Engineering/ Mechanical Engineering/ Construction Management from a recognized institute.
- 10 - 12 years of proven experience in managing facilities of large gated communities also designing and implementing processes for setting up a team for facilities management of multiple residential projects
- Good understanding of technical aspects of plumbing, carpentry, electrical systems etc.
- Skilled in ERP modules on purchase/ materials/ planning
- Should be good at Decision making, Leadership skills, Team management, Analytical and problem-solving skills, Time management and Attention to detail
- Must possess strong people skills, with the ability and experience to motivate and influence teams
- Excellent verbal and written communication in English, Hindi and Telugu
