Project Context
You will lead the execution of high-rise residential towers (20+ storeys) within a multi-tower township/redevelopment portfolio in Pune, with project budgets typically in the ₹150–400 Cr range. Working on a pure developer model, you will be responsible for end-to-end delivery—from excavation, RCC superstructure, and façade to finishing, MEP services, external development, and final handover. The projects involve complex interfaces including high-rise vertical logistics, fast-track construction cycles, dense urban surroundings, and strict RERA-linked timelines and quality benchmarks. You will manage and coordinate a multi-disciplinary site team, external contractors, architects, structural and MEP consultants, PMCs, and statutory authorities to ensure safe, timely, and cost-effective delivery.Role SummaryThe General Manager – Projects will act as the overall project leader for high-rise residential developments, driving planning, execution, quality, safety, and cost control from the Kothrud head office with regular site presence. You will establish robust site processes and systems, stabilize execution across multiple towers, and ensure that project milestones and handovers are achieved in line with RERA commitments and company objectives. This is a senior leadership role with direct visibility to promoters and a strong influence on the company’s delivery reputation in the Pune market.
Key Responsibilities
- - Lead end-to-end project execution for high-rise residential towers (20+ storeys) from excavation and foundation through RCC superstructure, masonry, finishing, MEP services, external works, and final handover.
- - Prepare and monitor detailed project schedules (MS Project/Primavera), construction sequences, resource plans, and micro-level look-ahead plans to meet RERA and internal milestone dates.
- - Set up, implement, and enforce site processes and SOPs for planning, QA/QC, safety, billing, documentation, and MIS reporting across all active sites.
- - Drive contractor and vendor management including work allocation, productivity monitoring, RA bill certification, variation/change management, and strict cost control against approved budgets.
- - Coordinate closely with promoters, architects, structural and MEP consultants, PMCs, and statutory authorities to resolve design/interface issues, obtain timely approvals, and maintain clear communication.
- - Lead, mentor, and performance-manage a multi-disciplinary project team (Project Managers, Site Engineers, QS/Billing, Planning, Safety, and support staff) and oversee 80–150+ indirect manpower on site.
- - Ensure adherence to quality standards, safety norms, local building bye-laws, and regulatory requirements; proactively identify risks and implement mitigation plans to avoid delays and cost overruns.
