Key Responsibilities
Brand Acquisition & Leasing Coordination
· Identify, approach, and onboard national, regional, and international retail brands for the mall.
· Develop strong relationships with retail brands, franchise owners, leasing agencies, and corporate representatives.
· Conduct market mapping and competitor analysis to identify potential leasing opportunities.
· Lead end-to-end leasing discussions with prospective brands and retail partners.
· Present mall vision, positioning, footfall potential and business opportunities to brands.
· Maintain an updated database of potential brands across categories including fashion, food & beverage, electronics, entertainment, lifestyle, wellness, and anchor stores.
· Coordinate brand presentations, meetings, negotiations, and commercial discussions.
· Ensure optimum tenant mix planning aligned with the mall’s vision and commercial objectives.
· Handle leasing inquiries, follow-ups, and closure processes efficiently.
· Assist in strategizing leasing campaigns and retail positioning.
Negotiation & Commercial Finalization
· Lead rental negotiations, commercial terms discussions, CAM structures, lock-in periods, and agreement conditions.
· Coordinate with legal and finance teams for commercial documentation and approvals.
· Ensure favorable leasing terms while maintaining long-term brand relationships.
· Work on revenue optimization and occupancy targets.
· Handle escalations and resolve conflicts during negotiation stages.
· Maintain confidentiality of commercial discussions and agreements.
Documentation & Legal Coordination
· Manage complete leasing documentation process from Letter of Intent (LOI) to final agreements.
· Coordinate with legal consultants for drafting and vetting lease agreements.
· Ensure proper collection and verification of KYC, statutory, and compliance documents from brands/vendors.
· Maintain organized documentation records and agreement trackers.
· Coordinate renewals, amendments, approvals, and contract closures.
· Ensure all documentation complies with company policies and legal standards.
Director & Corporate Coordination
· Act as a strategic bridge between the Directors, corporates, consultants, architects, vendors, and retail partners.
· Coordinate high-level meetings, presentations, and corporate discussions.
· Assist Directors in strategic planning, project coordination, and execution monitoring.
· Prepare reports, MOMs, presentations, leasing updates, and project status reports for management review.
· Ensure smooth communication flow between all stakeholders.
· Represent the company professionally in meetings, conferences, and business interactions.
Technical & Project Coordination
· Coordinate technical layouts, store planning requirements, and fit-out guidelines with architects and consultants.
· Assist brands in understanding technical specifications and mall operational requirements.
· Coordinate with MEP consultants, architects, contractors, and vendors for timely execution.
· Monitor timelines related to store possession, fit-outs, approvals, and handovers.
· Ensure seamless coordination between leasing and project execution teams.
· Review drawings, layouts, and space utilization plans in coordination with consultants.
· Track project milestones and coordinate follow-ups for timely completion.
Procurement & Establishment Coordination
· Manage procurement activities during the mall establishment phase.
· Coordinate purchase requirements related to interiors, branding, operational setup, fixtures, and utilities.
· Identify and negotiate with vendors and suppliers for competitive pricing and quality services.
· Compare quotations, prepare purchase summaries, and coordinate approvals.
· Ensure timely procurement and delivery of materials/services.
· Maintain vendor relationships and procurement records.
Mall Branding & Marketing Coordination
· Coordinate mall branding initiatives and positioning strategies.
· Assist in developing branding concepts, launch campaigns, and promotional activities.
· Coordinate with branding agencies, creative teams, and marketing vendors.
· Support social media, outdoor branding, launch events, and promotional campaigns.
· Contribute ideas for customer engagement activities, launch events, and experiential marketing.
· Assist in building the mall’s identity as a premium retail and lifestyle destination.
Operations & Strategic Support
· Create and maintain MIS reports, leasing trackers, and brand status reports.
· Monitor industry trends, retail movements, and competitor developments.
· Support management in strategic expansion and business development initiatives.
· Ensure timelines, deliverables, and stakeholder expectations are met effectively.
· Handle multitasking responsibilities in a fast-paced execution environment.
