This is a site-based leadership role responsible for managing comprehensive technical services operations at assigned facilities. Reporting directly to the Campus Lead, this position requires extensive expertise in both high-side and low-side technical systems, along with proven experience in managing operations at equivalent large-scale sites such as corporate campuses, IT parks, business centers, or integrated facilities. The role demands strong team leadership capabilities and hands-on technical knowledge to ensure optimal performance of critical building infrastructure.
Key ResponsibilitiesTechnical Operations Leadership
Oversee all technical services operations including mechanical, electrical, plumbing, and fire safety systems across the facility. Manage high-side systems: HVAC equipment, chillers (air-cooled/water-cooled), cooling towers, boilers, air handling units, package units, variable refrigerant flow (VRF) systems, and fire protection systems. Manage low-side systems: electrical distribution panels (LT/HT), diesel generators, transformers, UPS systems, lighting controls, plumbing infrastructure, water treatment plants, drainage systems, and building automation systems (BMS/BAS). Ensure 24/7 operational availability of critical systems with minimal downtime. Monitor real-time system performance through BMS platforms and implement immediate corrective actions. Coordinate operations across equivalent multi-building sites ensuring consistency in technical standards and service delivery.
Team Management and Development
Lead and supervise technical teams including MEP technicians, shift engineers, supervisors, and specialized contractors. Plan work schedules, allocate resources, and manage shift rotations to ensure adequate coverage. Conduct regular performance reviews, provide technical mentoring, and identify skill development needs. Build team capability through on-the-job training and knowledge transfer programs. Manage workforce planning including recruitment support, onboarding, and retention initiatives. Foster a collaborative team environment focused on technical excellence and operational efficiency.
Preventive and Predictive Maintenance
Develop and execute comprehensive preventive maintenance (PPM) programs for all technical equipment. Establish maintenance schedules based on manufacturer recommendations, equipment criticality, and operational requirements. Implement predictive maintenance practices using condition monitoring, vibration analysis, and thermography. Review equipment performance trends and maintenance history to identify recurring issues and implement permanent solutions. Coordinate with OEMs and specialized vendors for complex maintenance activities. Maintain equipment logs, maintenance records, and technical documentation in CMMS platforms.
Breakdown Management and Emergency Response
Lead rapid response to equipment breakdowns and technical emergencies to minimize operational impact. Diagnose root causes of failures and implement effective corrective actions. Coordinate emergency repairs with internal teams and external contractors. Maintain emergency contact protocols and escalation matrices. Ensure availability of critical spare parts and backup systems. Conduct post-incident reviews and implement preventive measures to avoid recurrence.
Operations at Equivalent Sites
Leverage prior experience from corporate campuses, IT parks, SEZs, data centers, or similar integrated facilities to drive operational excellence. Apply best practices from equivalent environments including multi-building coordination, central plant operations, and shared infrastructure management. Understand unique requirements of large-scale facilities such as high power density, precision cooling, N+1 redundancy, and business continuity requirements. Manage technical operations considering occupancy patterns, critical operations, and minimal disruption protocols typical of corporate or campus environments.
Statutory Compliance and Safety
Ensure full compliance with local and national regulations including building codes, electrical safety rules, fire safety norms, and environmental regulations. Maintain all statutory licenses, permits, and certifications including factory license, lift permits, DG permits, and fire NOC. Coordinate statutory inspections and audits with regulatory authorities. Implement safe work practices including lockout-tagout (LOTO), confined space entry, hot work permits, and working at heights protocols. Lead safety training programs and toolbox talks for technical teams. Investigate technical incidents and near-misses, documenting findings and implementing corrective actions.
Client Interface and Reporting
Serve as technical point of contact for client representatives and facility stakeholders. Participate in operational review meetings presenting technical performance metrics and improvement initiatives. Prepare and submit daily, weekly, and monthly technical reports to the Campus Lead. Track and report KPIs including equipment uptime, energy consumption, maintenance completion rates, and response times. Address client concerns related to comfort conditions, equipment performance, and technical service delivery. Provide technical inputs for client presentations and business reviews.
Vendor and Contractor Management
Coordinate with external contractors, OEMs, and service providers for specialized maintenance and repairs. Supervise contractor work ensuring quality, safety compliance, and adherence to specifications. Review contractor invoices and certify work completion. Manage AMC/CMC contracts for specialized equipment. Conduct vendor performance evaluations and provide feedback for improvement.
Energy Management and Optimization
Monitor energy consumption patterns across HVAC, electrical, and lighting systems. Implement energy conservation measures to reduce operational costs. Optimize equipment run-hours based on occupancy and load requirements. Track utility bills and analyze consumption trends. Support sustainability initiatives and green building operations.
Required Qualifications and ExperienceEssential
Minimum 7-10 years progressive experience in technical facilities management with team leadership roles. Proven experience managing technical operations at equivalent sites including corporate campuses, IT parks, business parks, large commercial complexes, or integrated facilities. Strong technical expertise in high-side systems: HVAC, chillers, cooling towers, boilers, AHUs, FCUs, VRF systems, fire suppression. Strong technical expertise in low-side systems: electrical panels, DG sets, transformers, UPS, plumbing, water treatment, BMS/BAS. Hands-on experience with PPM program development and execution. Diploma or degree in Mechanical/Electrical Engineering or equivalent technical qualification.
Site-Specific Experience
Prior experience managing technical operations at sites with characteristics similar to corporate campuses or IT parks. Understanding of requirements for high-occupancy facilities, precision environment control, and business-critical operations. Experience coordinating multi-building technical infrastructure and shared services. Knowledge of operational protocols for facilities requiring minimal disruption and high availability.
