## REAL ESTATE SALES MANAGER
**Position:** Real Estate Sales Manager
**Department:** Sales & Business Development

**Reporting To:** Senior Management / CMD
**Employment Type:** Full-Time
### 1. JOB PURPOSE
The Real Estate Sales Manager will be responsible for driving sales revenue, managing the sales team, generating and converting leads, developing channel partners, and achieving monthly and annual sales targets.
The candidate should have strong knowledge of the real estate market, excellent communication and negotiation skills, and the ability to lead a high-performing sales team.
### 2. KEY RESPONSIBILITIES
#### A. Sales & Revenue Management
* Achieve monthly, quarterly, and annual sales targets.
* Develop and implement effective sales strategies for assigned real estate projects.
* Generate business through direct sales, references, digital leads, walk-ins, channel partners, and corporate networks.
* Manage the complete sales cycle from lead generation to booking and closure.
* Follow up with prospective customers and ensure timely conversion.
* Maintain strong relationships with existing and prospective clients.
* Identify new business opportunities and potential markets.
#### B. Team Management
* Recruit, train, guide, and motivate the sales team.
* Allocate leads and territories among sales executives.
* Set individual and team-wise sales targets.
* Monitor daily activities, calls, meetings, site visits, and conversions.
* Conduct regular sales meetings and performance reviews.
* Coach team members on sales techniques, objection handling, negotiation, and closing.
* Take corrective action wherever performance is below expectations.
#### C. Lead & CRM Management
* Ensure proper recording and updating of all leads in CRM/MIS.
* Monitor lead response time and follow-up activities.
* Track lead-to-site-visit and site-visit-to-booking conversion ratios.
* Ensure no genuine lead is left unattended.
* Prepare daily, weekly, and monthly sales reports.
#### D. Client Relationship Management
* Understand customer requirements, budgets, preferences, and investment objectives.
* Conduct project presentations and property demonstrations.
* Handle negotiations with customers professionally.
* Resolve customer queries and coordinate with internal departments.
* Maintain long-term relationships with clients and generate referral business.
#### E. Channel Partner Management
* Identify and onboard new brokers/channel partners.
* Develop a strong channel partner network.
* Conduct regular meetings and presentations with channel partners.
* Communicate project offers, inventory, pricing, schemes, and incentives.
* Monitor channel partner performance and business contribution.
#### F. Market & Competitor Analysis
* Monitor local real estate market trends.
* Study competitor projects, pricing, offers, inventory, and customer response.
* Provide market intelligence and feedback to senior management.
* Suggest pricing, promotional, and sales strategies based on market conditions.
#### G. Coordination
Coordinate with:
* Marketing & Digital Marketing Team
* Telecalling Team
* CRM Team
* Legal Team
* Finance & Accounts
* Project/Site Team
* Channel Partners
* Senior Management
Ensure smooth movement of prospects from **lead generation → site visit → negotiation → booking → documentation → payment**.

# 5. REQUIRED QUALIFICATIONS
* Graduate in any discipline; MBA/PGDM in Sales & Marketing will be an advantage.
* Minimum **3–7 years of experience** in real estate sales.
* Prior experience in residential/commercial real estate is preferred.
* Experience in managing a sales team is essential.
* Strong knowledge of the local property market.

The candidate may be required to work on weekends/holidays depending on site visits, exhibitions, client meetings, and business requirements.

# 11. SUCCESS PROFILE
The successful candidate will be expected to build a strong and productive sales team, consistently achieve sales targets, expand the company's customer and channel-partner network, and contribute directly to the company's revenue growth.
Pay: ₹14,337.57 - ₹60,000.00 per month
