About the role
Rajaswi Group is acquiring industrial land in Ahmedabad's GIDC estates for expansion of its specialty chemicals manufacturing business. We are hiring a dedicated field executive whose sole job is to find genuine, available industrial plots and vet them on the ground before they reach the promoter for negotiation.
This is not a broking or sales role. There is no commission and no success fee. You are paid to give the owner accurate ground-level information — including information that kills a deal.
Responsibilities
1. Sourcing
- Build and maintain a live map of available and potentially available plots in GIDC Vatva (primary), Naroda and Odhav (secondary): existing allottees looking to exit, closed or idle units, plots under bank NPA/auction, partition or succession situations, and GIDC re-allotments.
- Develop direct relationships with plot owners, estate managers of operating units, industries association office bearers, bank recovery/asset-sale teams, and GIDC estate office staff.
- Track and log broker-listed inventory as one input channel — never as the primary channel — and always verify broker claims independently with the actual owner.
2. Field vetting For every shortlisted plot, personally verify on the ground:
- Who actually controls the plot (allottee of record vs. person negotiating), and the real reason for exit.
- Physical condition: plot dimensions vs. records, structures, encroachment, road access, drainage connection, power sanction.
- Occupancy status: tenants, licensees, workers residing on site, or any third party in possession.
- Visible compliance status: whether the unit is operating, sealed, or under closure; any GPCB/GIDC notices displayed; nature of the outgoing unit's activity and consent category.
- Neighbourhood: adjoining units, CETP proximity, recent transaction benchmarks for comparable plots.
- Asking price vs. your assessed fair value, supported by at least two named comparables.
3. Plot dossier (key deliverable) Submit a written one-page dossier for every plot recommended, covering: plot number and estate; seller identity and verified exit reason; physical and occupancy findings; visible compliance status; asking price, assessed fair value and comparables; and your clear recommendation (pursue / pursue with conditions / drop) with reasons. The dossier is your accountability document.
Explicitly outside this role
- No negotiation or commitment authority. You do not negotiate price, sign anything, or make any commitment on behalf of the company.
- No handling of money. You never receive, carry, or route any payment, token, or deposit in any form.
- No legal opinion. Title, encumbrance, GIDC transfer eligibility and dues, and litigation checks are performed by the company's advocates. Your dossier feeds their work; it does not replace it.
- No liaison/processing work. GIDC and GPCB procedural processing is handled separately.
Candidate profile
- 5–15 years spent physically working inside Ahmedabad's GIDC estates in any of the following backgrounds (in order of preference): estate/admin manager of an operating industrial unit; GIDC estate office experience (transfer/allotment section preferred); industrial land desk of an organized real-estate advisory; field staff of an environmental/liaison consultancy serving GIDC units.
- Demonstrable first-hand knowledge of GIDC Vatva — you should be able to speak specifically about currently available plots and why their owners are exiting.
- Working knowledge of the GIDC leasehold transfer process (NOC, transfer fee, dues clearance).
- Fluent Gujarati and Hindi; functional written English or Gujarati for dossiers.
- Two-wheeler/own conveyance; this is a daily field role.
- Residential brokers and pure sales profiles will not be considered.
Compensation and integrity terms
- Fixed monthly salary (₹40,000–70,000 depending on background), plus conveyance. No commission, brokerage, or success fee of any kind.
- Discretionary performance bonus at the owner's sole discretion following a successfully completed, defect-free acquisition.
- Independence declaration: You must declare in writing that you have no brokerage arrangement, referral-fee arrangement, or financial interest with any seller, broker, or intermediary, and that none will be created during employment. Any undisclosed arrangement, or any side payment offered or received in connection with a plot, is grounds for immediate termination and legal action.
- All seller and broker communication must be logged and disclosed.
